When you’re looking at new developments, the advertised price is only the starting point.

VAT, purchase tax, legal, notary and registration costs can add roughly 12–14% on top of the property price.

So we’ve looked at three developments and worked backwards from a €600,000 total budget.

MAGNA TORREMOLINOS

Two-beds from around €455,000, which works out at roughly €510,000–€519,000 all-in.

That leaves you with around €80,000–€90,000 to play with.

That could mean a better position, a larger terrace, better views or upgraded specification.

But there are also three-beds advertised from around €590,000.

Sounds like they fit a €600k budget?

They don’t.

Once buying costs are added, you’re looking at roughly €661,000–€673,000 all-in.

ALURA LIVING

Two-beds from €450,900 or roughly €505,000–€514,000 all-in.

That leaves you room within a €600k budget to look higher up the two-bedroom options.

Three-beds start around €595,700, but with costs they reach roughly €667,000–€679,000 all-in.

That €595k headline price is very different from a €600k total budget.

ANNA ESTEPONA

Three-beds from around €495,000, putting them at roughly €554,000–€564,000 all-in.

Here, a three-bedroom can genuinely work within €600k.

Two-beds are around €510,000 before costs or roughly €571,000–€581,000 all-in. The higher price reflects the position of that particular apartment within the development.

And this is the bit buyers really need to understand.

The cheapest property isn’t always the smartest purchase.

With a €600,000 total budget, a premium two-bedroom with a better position, terrace, views and specification can make more sense than stretching yourself for an entry-level three-bedroom.
