Housing prices in Almería continue to rise: prices are growing above the national average.
The province of Almería registered a year-on-year increase of 19.1% in the price of used housing in May, making it the fourth in the country with the highest price increase, according to the latest index published by the real estate portal Idealista. This increase far exceeds the national average of 16.9%, and also surpasses the growth recorded in Andalusia, where prices rose by 18.3% compared to the same month in 2015.
Only the Region of Murcia (24.6%), Valencia (23.5%), and Toledo (20.9%) experienced higher increases than Almería. The province also shares the spotlight with Cantabria, which also registered a 19% increase.
The behavior of the Almería market is part of a context of strong pressure on housing throughout Spain. The national average price reached €2,795 per square meter in May, the highest level in Idealista's historical series, after growing by 4.5% during the last quarter.
Andalusia is among the autonomous communities where property prices have risen the most over the past year. With an increase of 18.3%, it is only surpassed by Murcia (24.6%) and Cantabria (19%), while exceeding Asturias (17.1%). Furthermore, the average price in Andalusia has reached €2,919 per square meter, slightly above the national average.
Limited supply and resilient demand
The sharp increase recorded in Almería reflects a trend shared by numerous Spanish regions, driven by a limited supply and a demand that continues to show strength despite rising property prices. In fact, 49 of the 50 Spanish provinces registered price increases during the last year, with Ourense being the only exception, experiencing a drop of 0.9%.
In major cities, Madrid and Barcelona maintain the highest prices among the main urban markets, with average values of €5,984 and €5,243 per square meter, respectively. However, their annual growth rates, at 7.4% and 7.1%, are far below those recorded in emerging provinces like Almería.
The data shows that the Spanish real estate market continues to be immersed in a phase of intense appreciation, with a particular impact in Mediterranean and southeastern regions of the Iberian Peninsula. In this context, Almería stands out as one of the most prominent areas experiencing rising housing prices, confirming the province's growing appeal as a residential and investment destination.
