👉 prices are still climbing, and some parts of the Region are moving much faster than others.

The average asking price across Murcia reached €1,681/m² in August 2026, up 13.8% compared with August last year. Prices are also 2.8% higher than three months ago.

A few figures really jumped out at me:

Abanilla: €1,426/m² — +35%
Bullas: €608/m² — +31.6%
Archena: €887/m² — +28.5%
Mazarrón: €1,978/m² — +21.5%
La Manga: €2,454/m² — +16.4%
Los Alcázares: €2,144/m²
San Javier: €2,117/m²
Torre Pacheco: €2,112/m²
San Pedro del Pinatar: €2,003/m²

What does that mean when you’re house hunting?

For me, it’s another reminder not to judge Murcia as one single market. A golf-resort apartment, a coastal home and a village property can behave very differently. There are still attractive opportunities here, but buyers who know where the value is, what comparable properties are actually selling for and which locations are gaining momentum are in a much stronger position.

Murcia is no longer the quiet little secret it once was. More buyers are noticing the lifestyle, sunshine, space and relative value — and the numbers are starting to show it.

If Murcia is on your radar, now is a good time to start looking seriously rather than simply watching from the sidelines.
