Buying in Spain? Here is the Tax Reality You Need to Know
One of the most common questions our investors ask is: "How much will I actually pay in taxes?" In Spain, the answer depends heavily on where you buy. The tax landscape is regional, and being in the know can save you thousands.
Here is your 2026 breakdown of the essential taxes for investors and residents:
1. The Purchase Tax (One-off):
• New Builds (IVA/VAT): This is uniform across the mainland at 10%. On top of this, you pay Stamp Duty (AJD), which varies by region (e.g., 1.5% in Valencia vs. 0.75% in Madrid).
• Resale Properties (ITP): This is where it gets interesting! Each region sets its own rate.
• Comunidad Valenciana: Currently 10%, but a reduction to 9% is scheduled for June 2026 for most properties!
• Andalusia: A flat 7%.
• Madrid: A competitive 6%.
• Murcia: 8%.
2. The Annual "Non-Resident" Tax (Modelo 210):
If you own a property but don't live in Spain full-time, you are liable for a "Deemed Income Tax." Even if you don't rent it out, the Spanish tax office assumes a small "benefit" from owning it. Good news: since 2026, filing has been simplified to an annual process!
3. The Everyday "Council Tax" (IBI):
Similar to property taxes elsewhere, the Impuesto sobre Bienes Inmuebles (IBI) is paid annually to the local town hall. It usually ranges from 0.4% to 1.1% of the cadastral value.
4. Wealth Tax (Patrimonio):
Spain has a wealth tax, but many regions offer huge exemptions. For example, in Valencia, the exemption threshold was recently increased to €1,000,000 for residents, making it much more attractive for high-net-worth investors.
The Bottom Line:
Never look at the sticker price alone. A realistic range for taxes and legal fees is between 12% and 14% on top of the purchase price.
