Want to do short-term holiday rentals (vivienda vacacional)? It’s only possible if:

- It’s allowed in the building’s bylaws (estatutos)
- The homeowners’ association gives the green light 👍

Since 2025 the rules got way stricter:

- Ley 6/2025 (December 10, 2025) – the big new law that seriously tightened everything.
- Decreto 113/2015 – still the main regulation for vacation rentals.
- Updated Ley de Propiedad Horizontal – now needs clear approval from the community (3/5 majority).

Bottom line:
Before you buy, always check the estatutos, meeting minutes, and whether you can actually get the license. Otherwise you might end up with a property you can’t legally rent to tourists. 😬

This is one of the biggest risks right now when investing in the Canaries.
