Located within easy distance to all amenities, including beach and beach clubs, Real Sotogrande Golf Club and the Blue Marina development, the villa is an architectural mix of modern, with a Moroccan influence. Distributed over three floors the design offers various courtyards, 2 fountains at the entrance and fantastic covered and open terraced areas. The garden contains 30 palm trees sympathetically arranged around a large swimming pool, and 4 “chill out pods” each with a double sun-bed. Additionally, there is a barbecue area plus his/hers bathrooms with shower.

The ground floor consists of a substantial living/dining room area, loosely divided into 3 areas (2 sitting room areas and 1 dining room area). All areas feature high ceilings and have access to the large covered terraced area which overlooks the stunning landscaped gardens and pool.

The principal guest bedroom and en-suite leads out from a closed courtyard so it is separate from the main house.

The large kitchen is fully equipped, as expected, fitted with top appliances, a breakfast area and pantry.

The master bedroom has its own sitting area and a kitchenette, walk in wardrobe and en-suite bathroom. In addition on this floor there are three other bedroom areas which each consist of two bedrooms, a bathroom and a small sitting area. All bedrooms on the ground floor have direct access to the garden. The floor above consists of 4 more of these bedroom areas each with two bedrooms, a bathroom and a sitting area and all the bedrooms on this upper floor look onto the pool and garden.

The basement consists of a very large games/playroom with a kitchen and bar area. Two large walk in fridges (2.5m x 2.5m). A dedicated cinema room. Two cloakrooms. A large 5m x 5m laundry area and covered drying patio. A service bedroom with ensuite bathroom. A store room, machine room and a garage which comfortably parks 11 cars.

THE HOTEL – (LA COLINA)
La Colina itself, sits on an elevated site, prominently positioned on the main roundabout, at the entrance of the San Roque Golf development, and offers panoramic views to the Mediterranean, both “Old” and “New” San Roque golf courses, and the wonderful surrounding mountain and countryside. Visible from the main A34 coast road, which is the main road linking Gibraltar, Sotogrande and Marbella, the impressively imposing building is perfectly positioned.

Styled with traditional Andalusian cortijo charm, the exterior alludes to the iconic white villages, for which the area is renowned. The more modern interior, has evolved since the building was completed, and now provides the space and amenities suitable to perform as a multi-use commercial property.

On approach, the hotel exhibits classic Spanish elegance as befitting the area, and the light, and airy welcome reception gives hint to the size of the building, with the impressive double height, galleried stairway, confirming this impression. The building is currently used as a school boarding house.
