Why you should not list your property with ten agencies at once
At first glance, it sounds logical: the more agencies sell your property, the more buyers will see it. So, the chances of selling must be higher. Sounds good. But the real estate market works a little differently.
When the same property appears through several agencies, strange things often start to happen. First of all, most agencies publish properties on the same real estate portals. However, not everyone keeps the information updated. For example, the seller decides to reduce the price, but some agencies react very slowly. As a result, one listing shows one price, another shows a different price. One agency uses good photos, another uploads dark and awkward pictures. One agent writes that the apartment has 2 bedrooms and a garage, another mentions the terrace, and a third one does not even know the exact built area.
And what does the buyer see? Not an attractive apartment. The buyer sees chaos.
And chaos in real estate almost always works against the seller.
The buyer starts thinking: “Why is everyone selling this property? Is something wrong with it? Is the owner in a hurry? Maybe I can negotiate hard.” At that moment, the property already starts losing its strength before the first viewing even happens.
Besides, when an agency does not have an exclusive agreement, it often has no real motivation to invest properly in the sale. Why pay for professional photos, video, advertising, a strong description and promotion if another agency can sell the same property tomorrow? So, many agents simply upload the property to a portal and wait for a miracle. Sometimes the miracle happens. Most of the time, it does not.
A 6-month exclusive agreement works differently. One agent or one agency takes the property not as “just another listing in the database”, but as a real project.
First, the price is analyzed. Then the presentation is prepared: photos, description, key selling points, target audience and promotion strategy. After that, the agent handles negotiations, separates curious tourists from real buyers, organizes viewings and protects the seller’s interests.
Important: exclusivity does not mean fewer people will see your property.
On the contrary, a good agent works with other professional agencies, but in a controlled way: one price, one set of information, one strategy and clear conditions. In other words, the property gets wide exposure, but without market noise and confusion. And, importantly, the agent shares the commission. The seller gets broader coverage for the same money.
Why exactly 6 months?
Because selling real estate properly takes time. The property needs to be brought to the market, buyer reaction needs to be tested, viewings need to happen, and if necessary, the price or presentation needs to be adjusted. One month is often too short. Two months are not always enough either. Six months give enough time to sell calmly, professionally and without panic.
Of course, an exclusive agreement must be fair.
It should not be just a piece of paper that “ties” the seller to the agent. A proper exclusive agreement should include clear responsibilities: how the property will be promoted, where it will be published, how viewings will be organized, how often the seller will receive feedback, and under what conditions cooperation with other agents is possible.
Exclusivity is not about limiting freedom. It is about order. One responsible person. One price. One strategy. One point of communication. One clear line of negotiation.
This is exactly how a property looks stronger, more solid and more valuable on the market.
So, if you want to sell an apartment or a house in Benidorm, Finestrat, La Nucia, Altea, Albir, Calpe or Villajoyosa, do not rush to hand the keys to everyone. Sometimes the best way to sell a property faster and for a better price is not ten agencies, but one professional who truly takes responsibility for the result.
