ቤት ሲገዙ መሬቱ የማን እንደሆነ ያውቃሉ?

በኢትዮጵያ የቤት ባለቤትነት መብት ላይ ብዙ የተሳሳቱ አመለካከቶች አሉ፡፡ “መሬቱ የመንግስት ነው”፣ “ሊዙ ሲያልቅ ቤቱ ይወሰዳል” የሚሉ ስጋቶችን ግልጽ ለማድረግ ይህንን መረጃ ያንብቡ፡፡

ዝርዝሩን ለማየት ወደ ጎን ያንሸራትቱ (Swipe):-

የ99 ዓመት ሊዝ ስምምነት:- የሊዝ ዘመን ሲያልቅ መንግስት መሬቱን ለከፍተኛ የህዝብ ጥቅም ካልፈለገው በስተቀር፣ ባለቤቱ ቅድሚያ የማሳደስ መብት አለው:: ስለዚህ ቤቱ በድንገት “የመንግስት ይሆናል” የሚለው ስጋት መሠረት የሌለው ነው::

› ፍትሃዊ ካሳ የማግኘት መብት:- መንግስት መሬቱን ለልማት ሲፈልገው፣ በህግ (አዋጅ ቁጥር 1161/2011) መሠረት በወቅታዊ የገበያ ዋጋ ግምታዊ ካሳ የመከፈልና ምትክ ቦታ የመስጠት ግዴታ አለበት፡፡

የመሸጥና መለወጥ መብት:- መሬቱ የህዝብና የመንግስት ቢሆንም፣ በላዩ ላይ ያረፈው ንብረት ግን የርስዎ ብቻ ነው፡፡ ቤቱን መሸጥ፣ በስጦታ ማስተላለፍ፣ በውርስ መስጠት አልፎ ተርፎም ለባንክ ብድር በዋስትና (Collateral) ማስያዝ ሙሉ መብትዎ ነው፡፡ በ ሜትሮ ሪል ስቴት (Metro Real Estate) በግልጽነትና በታማኝነት መሥራት መርሀችን ነው፡፡ ህጋዊ መብትዎን አውቀው በልበ ሙሉነት ኢንቨስት ያድርጉ፡፡
