Le Petit Pezet sits peacefully on the edge of a small valley overlooking its secluded parkland gardens.
It is set in substantial grounds offering four acres of gently sloping lawns bordered by mature woodland trees, six acres of woodland forest and a large (15mx6m) private pool.
The main stone house is an old farm building incorporating a converted barn that was fondly restored by the ‘Medecin de Village’ and his wife who resided there for many years. It is a modernly furnished typical ‘Maison Charentaise’ which is full of historic character boasting high ceilings with exposed oak beams, huge fireplaces and ancient stonework.
The main stone house very comfortably sleeps six adults on two levels in three substantial double bedrooms with private bathrooms and four children in two attic rooms. The more modern annexe sleeps four adults in two double bedrooms each with private bathrooms.

LES JARDINS
Le Grand Pezet boasts substantial parkland grounds – four acres of gently sloping garden bordered by mature woodland trees including ancient umbrella pines, giant furs, old red oaks, birch, maple and weeping willows.
The garden immediately surrounding the house is carefully tended with ancient climbing roses, mature wisteria, collections of rhododendrons, huge hydrandeas and a pretty magnolia.
The remaining garden is largely left to lawn housing a wooden swing and huge space for garden games. Deckchairs on the lower terrace give an unobstructed view down the small valley towards the pool and huge outdoor bean bags offer shade under the fir trees.
LA FORÊT
Six acres of private woodland forest to explore just across the lane. Mown grassland paths, small clearings and a bamboo forest make for great children’s adventures and gentle strolls. A small orchard offers fresh figs and cooking apples.

Originally a barn but incorporated many years ago into the main house, the sitting room boasts high ceilings with huge exposed oak beams, an enormous fireplace, TV Projector for a cinema experience, with bean bags and French Doors opening onto the front garden.

A solid oak staircase leads up to the mezzanine balcony giving access to the Gallery Room & Children’s bedrooms.

Large open plan, terracotta floored kitchen/diner overlooking the garden.

Les Choses Á Faire

Brossac is an hour’s drive from the cosmopolitan city of Bordeaux and 1.5 hours from the beaches on the Atlantic Coast. The thriving market town of Chalais is within easy reach (10min drive) with a weekly food and craft market and the idyllic village of historical Aubeterre-Sur-Dronne (recognised as ‘one of the most beautiful villages in France’) is just on the border of the Dordogne (20 min drive).

Many of the local ‘domains’ offer Pineau tours and tasting. Pineau is a fortified wine and is the well regarded regional aperitif. The nearby famous city of Cognac (50min drive) also offers tours of its famous Cognac houses.

There is an abundance of local hiking and biking trails. Kayaking on the river Charente is forever popular and both horse riding and tennis are easily arranged.

The nearby (2km) Etang Vallier Lakeside Resort offers a sheltered beach environment with water sports, bungee trampolines, mini golf and fishing.

LA REGION
Le Petit Pezet can be found just outside the hilltop village of Brossac, surrounded by the rolling fields of sunflowers, pine forests and vineyards which typify the ’Department’ of the rural Charente. The Charente is widely recognised as having one of the sunniest climates in Western Europe due to the warm Gulf Stream.

Belonging to the ‘Arrondisement’ of Cognac, Brossac is the principle village (Chef-Lieu) of a collection of smaller picturesque villages. It offers a locally renowned Butcher (as well as excellent meat, he also offers delicious homemade dishes that just need warming up!) two Boulangeries, a Pharmacy, Post Office, Bank and a locally managed restaurant. Brossac is a 3 min drive, 7/8min cycle or 15 min walk from the house.
