When strategically guided, the full acquisition process typically takes 4 to 5 months from the beginning of the search to key handover.
Here is what that journey looks like:
1. Strategic property search
With a structured approach, I usually secure an accepted offer within 1 to 1.5 months.
This phase includes refining criteria, accessing relevant opportunities, conducting targeted visits, and negotiating effectively
Without expert guidance, this stage alone can extend to 6–12 months — often with significant time lost on unsuitable properties
2. Preliminary agreement (“Compromis de vente”)
Within 1 to 4 weeks after the offer is accepted, the notary prepares the preliminary contract and gathers all mandatory legal documentation
3. 10-day cooling-off period
Following signature, buyers benefit from a legally protected 10-day withdrawal period — a key safeguard within the French system
4. Financing & legal clearance
Approximately 2 months are required for:
– Mortgage approval
– Administrative and legal verifications
– Expiry of the city’s pre-emption right
Depending on the complexity of the file, an additional few weeks may be necessary
5. Final Step (“Acte authentique”)
A final inspection of the property is conducted 24 hours before signing.
The deed is signed at the notary’s office, and keys are handed over the same day
