We’ve been in our new home in Gourdon for almost a month now, and it’s interesting how quickly your priorities change once you actually start living somewhere.

The things that looked important on paper aren’t necessarily the things we appreciate the most every day. It’s the little details that make the difference: morning light in the kitchen, being able to walk into town and having a much smaller garden to cope with.

There are also things we’re already planning to change - a bathroom upgrade is priority number 1… Apparently, even an estate agent doesn’t find the completely perfect house. 😉

That’s often what I tell buyers: don’t become so focused on the checklist that you overlook how a house feels and whether it could work for the life you want.

Four bedrooms, four different looks... which one would you choose? 🛏️

One of the things I like about this house in the Dordogne Valley is that all four bedrooms are en-suite, so nobody gets the short straw when family and friends come to stay!

They all have their own character too, and some rather lovely views, or a terrace, or both 😍

So, which one are you claiming?

1, 2, 3 or 4?

I definitely have a favourite... 😊

And yes, the house is for sale, so technically you could have all four!

September might be my favourite time of year in the Lot and Dordogne. 🍂

The roads are a little quieter, the markets feel more local again, and you can actually get a table somewhere without having planned it three weeks in advance! 🍽️🍷

It’s still warm enough to sit outside, the countryside is still green, but normal life is beginning to return after the summer.

Definitely not ready for autumn yet though. I’m hanging on to every last bit of summer ☀️

It’s funny what actually makes someone fall for a house.

I spend quite a lot of time talking to buyers about bedrooms, bathrooms, land, pools, DPEs and how far they are from the nearest shops…

Then we arrive at a house and sometimes it’s something completely different that does it. The view from the kitchen window, a lovely old staircase, being able to hear the church bells, or just that feeling when you walk through the door.

Equally, one small thing can put someone off a house that looked perfect on paper.

If you’ve bought a house in France, what was the thing that made you think ‘this is the one’? 🏡🇫🇷🤔

🤔 I’m interested to know what people think about this…

When you’re looking for a house in France, would you rather have plenty of land and no close neighbours, or less land but be able to walk into a village for a coffee, a restaurant or the boulangerie?

It’s something I notice quite often when I’m out viewing with clients. People can start their search wanting complete peace and privacy, but after looking at a few houses, being close to a village sometimes starts creeping up the wish list.

And, of course, a couple of hectares sounds lovely until you think about cutting the grass 😬
