What is the best market to invest in in the South of France?

This morning, I met with a woman who is looking to invest here. We went through Nice, Cannes and Antibes to understand which market would be best for her.

The answer really depends on your goals.

Nice has strong demand throughout the year, but there is also more regulatory risk to consider.

Antibes is a strong rental market with much less regulatory risk.

Cannes performs very well during its festivals and major events, but occupancy may not be as high throughout the rest of the year.

There is no single market that is best for everyone. The right location depends on the type of property, your expected return, your appetite for risk and whether you also plan to use it yourself.

HOW WE GENERATED 91% MORE RENTAL REVENUE WITH A SIMILAR VILLA

This season, we have managed the day-to-day operations of two very similar villas in the same town.

Both have professional photographs.Both have strong rental descriptions.Both have positive reviews.

The static-priced villa actually has more reviews.

The important difference is who manages the pricing.

For one villa, the owner retained control of the nightly rates and kept them static.

For the other, our team managed the pricing using a demand-based strategy—adjusting rates according to booking pace, availability, seasonality and local demand.

The season-to-date results:

Static pricing: €30,854Demand-based pricing: €58,867

That is €28,013—or 91%—more rental revenue.

No two villas are completely identical, so we cannot attribute every euro of the difference to pricing alone.

But the comparison clearly demonstrates why demand-based pricing is now part of our standard management approach for new properties.

Update on short-term rental regulations in Nice

As of today, May 1st, the application system for short-term rental permissions is still not open.

The city continues to not accept new applications in the quota zones, pending the outcome of the legal process currently underway.

For the rest of Nice, applications can still be submitted as usual.

This follows the challenge introduced against the regulation adopted in December 2025, and the situation remains unchanged until a decision is made.

In short:

• The system remains closed in quota zones
• No new applications are being accepted in those areas
• Applications are still possible outside of quota zones
• The timeline remains uncertain

For property owners and investors, this means continued uncertainty when it comes to planning rental strategies in Nice.

We will continue to monitor the situation and share updates as soon as there is more clarity.

In a market with a lot of regulations, speaking with a professional and going through your specific situation can be very valuable.

In Nice, for example, the rules are very different depending on whether you are buying as a company, as a secondary residence, or as your primary residence.

If you buy as a company, you need to compensate from day one in order to operate short-term rentals.

If you buy as a secondary residence, you may be able to apply for a temporary rental permission before compensation becomes necessary.

And if the property is your primary residence, you can rent it out for up to 90 nights per year without needing permission.

And this is just Nice — every town has its own regulations, rules, and administrative process.

That’s why understanding the local framework before buying is so important.
