🏡 What actually determines what your property is worth today?

It's a question that sounds simple, but there are several very different "values" involved when we think about our own homes.

There's what we paid for it.

There's what we've subsequently invested in it.

There's what it's worth to us personally.

And then there's market value — what today's buyers are prepared to pay when they compare our property with everything else available to them.

Those figures aren't necessarily the same.

That's why I believe a good property valuation isn't about choosing the highest possible number — or the lowest. It's about understanding the property, its location, the competition and, crucially, the buyers who are currently in the market.

Earlier this week we shared the successful sale of a beautiful house in the historic quarter of Pézenas.

🎂 Our YouTube channel is 6 years old today!

Six years ago we started using YouTube to give potential buyers a better way to experience the properties we have for sale here in the South of France.

For us, video has become an increasingly important part of property marketing — particularly because so many of our buyers are international and may be hundreds, or even thousands, of kilometres away when they first discover a property.

Photographs are essential, of course, but a video can do something different. It can show how a house flows, how the rooms connect, what it's like to step out onto the terrace or into the garden, and give buyers a much better feel for a property before they ever visit in person.

And six years later, people certainly still seem to enjoy watching them!

🎥 One of our latest property tours — of the house pictured here — reached 6,400 views in its first 3 days and 20 hours.

So we'll definitely be continuing to bring our properties to buyers around the world through YouTube.
