Whether you’re looking to refresh your space, get organised, or just make a few improvements, these 5 New Year tasks will help you create a better home in 2024.

🏠 Declutter Your Space:
A cluttered home can lead to stress and anxiety. Take some time this month to go through each room and declutter your living space.

🏠 Upgrade Your Smart Home Technology: Smart home technology can save energy and provide convenience. Upgrading existing devices or adding new ones can help make your home more efficient and secure.

🏠 Re-Organise Your Cupboards: Closets are often overlooked when it comes to organisation but they can really make a difference in how tidy your home looks overall.

🏠 Get Rid of Unused Items: Take some time this year to get rid of unused items that are taking up space in your home. Consider donating them or selling them online.

🏠 Schedule Your Cleaning: Scheduling regular cleaning times (i.e., once a week or month for some chores) will help keep messes from accumulating throughout the year and make it easier to maintain a clean living space with minimal effort required on an ongoing basis.

All homes need a bit of TLC after a while and there comes a time when you have to face up to the fact that, no matter how much you love where you live and no matter how much you think your decor looks great, your home needs freshened up after a while- especially if you’re looking to sell.

So, if you’ve lived in your house for a decade, chances are some things will need to be updated.

🏠 Get Painting: This is the fastest and cheapest way to give your property a facelift and breathe new life into it. neutral colours, creams, whites and grey will take years off the surface of your home.

🏠 Replace your Flooring: After a decade of walking all over it, it will definitely be time to change your floor coverings as they will no doubt be worn, stained and look a bit shabby.

🏠 Redo Bathroom & Kitchen Sealant & Grouting: If you want a quick way of making your bathroom look fantastic, re-grout your tiles or clean or replace the sealant around your bath, sink and toilet. Make sure to do this in your kitchen as well.

🏠 Invest in a New Mattress: Ten years down the line, you’ll probably be in need of a new mattress for hygiene reasons as you don’t want to be sharing your bed with bed bugs. It may also become a bit lumpy and bumpy, something that can cause discomfort, and interfere with your need for a good night’s sleep.

🏠 Get a New Washing Machine: You’ll know if you do need a new one if it leaks, there’s a bad smell from it that won’t go away or if it makes a lot of noise.

🏠 Replace the Dishwasher: You’ll know when your dishwasher is at the end of its life if the dishes are not getting cleaned properly or if the main control board is acting up.

🏠 Update the window coverings. Nice blinds and/ or curtains can create a huge difference in your home and can help give your property a fresh look and feel.

Selling your home can be stressful. We always recommend:

Approaching an Estate Agent 90 days before you intend going on the market as they will give you all the information and advice on the process and what you can expect.

Prepare your house for selling. That means decluttering, painting and staging all of your rooms.

And finally, being realistic with the offer you expect to get for your home. We are in a challenging market right now and it's important to stay grounded and be realistic about what price you will get for your home.

Boost Your Home's Value This Winter!* 🏡

As the temperatures drop, it's a perfect time to make your home cozier and more valuable. Here are 3 essential tips to help you improve your home's worth this winter:

1. *Energy-Efficient Upgrades:* Installing energy-efficient features like insulation, windows, or a smart thermostat can save money on utility bills and increase your home's value.

2. *Cosmetic Refresh:* A fresh coat of paint, updated fixtures, and minor repairs can make a big difference in how buyers perceive your home.

3. *Curb Appeal Matters:* Don't forget about your home's exterior! Maintain your landscaping and add seasonal decor to create an inviting first impression.

Ready to boost your home's value this winter? Start now! ❄️💰
When you're getting ready to sell your home, it's important to make a list of things that need to be fixed and things that can wait. Not everything needs to be fixed before you sell, and in some cases, it's not worth the money or hassle. Here are a few tips on how to decide what not to fix:

🛠️ Make a list of priorities. Fix the things that are most important to buyers, like broken windows or a roof that's in need of repair.

🛠️ Consider the cost. If the repairs are going to cost more than 10 percent of the home's value, it might not be worth it.

🛠️ Think about the time and effort it will take.

🛠️ Weigh the benefits. If the repairs are going to make your home more appealing to buyers, it might be worth it.

🛠️ Decide if you have time. If you're selling your home in a hurry, you may not have time for big repairs. In this case, it might be better to do some smaller repairs and call it good.
