The first day back at school is almost here, and with it comes the usual last-minute rush, uniform dramas, forgotten water bottles and frantic searches for PE kits ! 😂

But for many families, September also marks the start of something much bigger… school applications for 2027 !

New schools, new locations, catchment areas and, for some families, the big question of “Do we need to move house to get the school we want?”

This is where I can help ! As an estate agent, I’m often speaking to families who are looking at their next move with schools and catchment areas firmly in mind.

WHAT. A. MONTH

As an estate agent, I’m normally the one you see smiling, laughing, being ridiculously enthusiastic and probably talking far too much! 😂

But behind the doors of BCHQ, this month has been a completely different story.

Without going into all the personal s**t, this has genuinely been one of the hardest months I’ve had — health concerns, personal stuff and one thing after another. Relentless.

The public version of me is always happy, positive and charismatic… but behind closed doors?

I’ve been melting, crumbling and, at times, just trying to keep myself together.

And you know what? That’s OK.

We don’t always have to pretend everything is brilliant. Mental health matters, and sometimes simply getting through the day is an achievement in itself.

So, August… YOU ARE FU***NG OVER. 😂

And now we look forward.

There’s already some much more positive stuff happening, the diary is filling, the coffee machine is still working and I’m officially COUNTING DOWN THE 11 DAYS UNTIL VACATION!

A massive thank you to everyone who has checked in, listened, encouraged me, put up with me, made me laugh or simply been there when I needed it.

You know who you are. ❤️

Here’s to September. New month. Fresh energy. Positive things ahead.

Every now and again, you get a message from a buyer that genuinely makes you smile… and this one did exactly that!

Knowing that the way I approach a viewing, the way I present a home and the experience I create is memorable for my buyers means a lot.

Sadly, the location wasn’t right for them and that’s absolutely fine. You can’t move the house to make the commute easier! 😂

But it’s still fantastic to get honest feedback and know that the effort was noticed.

Although, let’s be honest…

Normally when I chase feedback after a viewing, I get ghosted harder than someone who owes me money!

“Hi, just wondering what you thought of the property?”

Seen 7:42am.
Silence.
Nothing.

Not even a courtesy “No thanks, Benn.”

So when a message like this lands in the inbox… I’ll take it!

That was the message I received from a client this morning…

Me: My heart stopped.
I thought, “What the actual…..?!” 😂

Then… an image arrived.

PHEW !My heart started beating again!

And yes… it was me lurking in the bushes… but thankfully, I was actually on the For Sale board ! 😂

That was some seriously fast work, Mr Sign Man !

And then came the added extras…

“Sir, we recommend new wiper blades with a new windscreen, as the old ones can have chips in them…”

Of course they can🤣

“Would you like the Bosch ones ?”

At this point I’m already in a strop, desperate to escape, and suddenly I’m financially committed to a pair of bloody wiper blades !

They know EXACTLY when to get you…

When you’ve been waiting for four hours and your only thought is:

“YES! JUST HURRY UP AND TAKE MY MONEY!” 😂
