The problem with Scottish property market statistics for Aberdeen...

The latest Registers of Scotland Property Market Report 2025-26 is out. There were 104,408 residential property sales completed across Scotland in 2025-26, a 4.6% rise on the previous year, with the median sale price reaching £198,000 (up 4.2%).

What interests me isn’t the headline numbers though. It’s what happens within individual local markets, because national averages tell you nothing about how your property is likely to perform.

Property sales increased by over 10% in Aberdeen and nearly 6% in Aberdeenshire. So far, so positive.

Yet median sale prices fell by 6% in Aberdeen and nearly 5% in Aberdeenshire.

Which means more homes are selling, but not necessarily for more money.

In a market where buyers have lots of choice and prices are under pressure, sellers need every advantage they can get, because getting the sales strategy wrong, especially presentation, can be a costly mistake.

Knowing what improvements will influence buyers, what they’ll happily overlook, and where your budget will have the greatest impact is often the difference between investing wisely and throwing money away. That’s the value professional home staging brings, long before a property ever reaches the market.

Is Aberdeenshire quietly becoming one of Scotland’s most desirable places to live?

While Aberdeen City has had a much tougher time since the 2014 oil downturn, the surrounding shire has remained surprisingly resilient.

Despite making up less than 5% of Scotland’s population, Aberdeenshire continues to punch above its weight when it comes to property values and higher end homes, according to the recently published Land Registers of Scotland Property Market Report 2025-26.

And honestly, it’s not hard to see why.

Space.
Scenery.
Good schools.
Coastal towns.
Countryside.
Family homes.
Commuter villages.
A slower pace of life without being completely disconnected.

What’s interesting is that the data increasingly suggests this is no longer just an “oil money” story. Even after the downturn, buyers still seem willing to pay a premium for lifestyle.

And that matters when you're selling. Because buyers aren’t just comparing square footage.

They’re comparing atmosphere.
Condition.
Character.
Views.
Light.
Flow.
And most importantly how a home feels.

If the listing doesn't grab them enough to view and the reality doesn’t live up to the listing, buyers will simply keep searching until they find the one that does.

At that end of the market, attention is easy to attract. Price point, location and scale alone can push a property onto the 'Most Viewed' lists within days of launching.

But with ASPC recording an average of 5.2M property views each month versus around 500 sales, attention does not equal demand.

If your property has been sitting on the market for months with little interest, repeatedly reducing the price without changing anything else rarely changes the outcome.

Because a lower price doesn’t change what buyers see.

It doesn’t change how the property looks online or feels in person.
How it compares to competing listings.
Or whether buyers can picture themselves living there.

If buyers still aren’t offering after multiple reductions, it may be time to stop asking “Should we drop the price again?”

And start asking why buyers aren’t connecting with the property in the first place.

The best feature in this room wasn't hiding. It just hadn't been introduced yet. 🪟

Before: a long, dark, corridor of a room with dated, dark window frames, dark picture rail and furniture that turned its back on the best thing about the space.

After: under offer in two weeks at full asking price.

The biggest single change wasn't new furniture. It was painting the window frames white and blending the picture rail into the walls. Two paint decisions that immediately changed the light levels and revealed what was there all along: treetop views from a top floor flat minutes from Union Street, in an Aberdeen Conservation Area that means those trees aren't going anywhere.

Everything else followed from that. Seating moved to the window end to take in the view. Wall to wall, floor to ceiling curtains framed it. A neutral, tonal colour scheme let the outside do the talking.

The existing leather sofa, sideboard and dining table & chairs stayed. Cleaned, repositioned, and given the right context to work in.

Sometimes the bones are there. They just need the right frame.
