The directors of Tenchlee are delighted to have secured planning for a 8 bed HMO in Birmingham on their latest project “The Office” - an office to resi conversion.

This is one of the director’s own properties that Tenchlee will project manage and convert in 2022 and will be one of the major development projects that our students on our “Earn and Learn” and “Tenchlee 12 Month Programme” will see first hand as it progresses.

💥 PROPERTY FOMO 💥

Back in 2017, a friend, a fellow business owner, expressed an interest in property investing and asked me to help. My estate agent found a property that we could have for £135k. The family wanted to move quickly to take up a school place in another area for their son.

My friend seemed eager, went to view the property and really liked it.

Later on that evening, he called me and said he couldn’t do it. He said what if I lose my money, what if renters trash the place and what if there is a property price crash???!!! He said thanks, but no thanks!

Sadly, I didn’t know then what I know now about raising private finance, otherwise I would have bought it myself!

The asking price of that house was £135k back in 2017. The same house on that road, only 4 years later is now £180k!!

“The art of fighting without fighting!”

In the Bruce Lee film Enter The Dragon, the aggressive bully on the boat asks Bruce, “What’s your (fighting) style?”

Bruce replies with disdain, “The Art of fighting, without fighting.”

Bruce then goes on to deal with the bully without throwing a punch (you must see the movie if you haven’t already)!

We’ve lost count of the number of property investors at networking events that start their introduction with “I’m looking for investors who have got spare cash, to invest in my projects.”

Why should they?

🚩Why should they trust you?

🚩What’s your experience?

🚩 How will you have the money to pay them back?

🚩 What’s in it for them?

Raising private finance is a big responsibility - you need to have a solid plan to safeguard someone’s hard earned cash and ensure you can use that money to generate a return for both parties.

You need to build up trust, you need to make Investors aware of the risks and how you mitigate them and you need to demonstrate your experience.

Most of the private investment we’ve raised is by showcasing what we do over a long period of time, showing how we can help and add value to investors and as a result we get approached by investors rather than the other way around.

Work is progressing at our Yardley project, a 3 bed mid terrace conversion to a HMO spec property for supported living.

Upstairs is all plastered, boarding has started downstairs and the outhouse has been demolished, ready for footings to be created for the 3m extension.

This is a project managed by us for a client - a busy professional with a full time career.

💥Will I get a mortgage?

💥What is the conveyancing process?
