The fight to ensure the valiant trooper stays a pub for future generations is not over. Whilst the risk of it not remaining a pub exists, we will continue our dialogue with Dacorum.

The Good food guide says the pub was “ saved from developers”! And it’s our local. Not sure who pedalled this untruth

Assets of Community Value: a property of importance to a local community. This status gives it additional protection from development under the localism act 2011.
Our shop has had this protection but will lose it unless we can persuade Dacorum of its importance. We all know it is but action is required. Please contact [email protected] with a paragraph ( or more) about why you believe our shop is important to you and other residents. The shop needs us more than ever before- you all know why. Please don’t assume others will do this- we all need to.

Pubs and village stores are precious assets to rural communities.
We must all support Aldbury Village stores if we want to ensure we continue to have such a great shop run by wonderful community-minded people. Let’s not forget how hard it is to run a retail outlet in a small community especially in winter. Our shop is a constant in the village but it needs all our support. If you actually want sourdough they will stock it!
Plus-everyone is welcome. No “exceptions”apply unlike at “ the Trooper Barn” where a large number of villagers are barred! A truly unique idea by a “ commercial” enterprise. A unique selling point!

Hoping “ common sense prevails” and the pub regains its rightful restaurant. Then no need for more objections and everyone can enjoy-apart from all the objectors who are barred

Change of use REFUSED. Thank you to all objectors and all supporters. The objectors are simply trying to preserve the pub for future generations. There is nothing personal about our objections. We are ONLY objecting to a change of use planning class. Pubs do sell produce all over the country. The difference is the scale of this proposal. The farm shop was to be as big as the pub. There was no business plan and no traffic reports from the owners for Dacorum to review. That’s not the fault of objectors who solely want the whole pub to maintain its current planning class. This is neither nasty, vitriolic or personal.

In marshalling their arguments as to why change of use away from a pub
should be allowed, applicants will very often claim that the pub is “not viable”
(i.e. that it is no longer a commercial proposition and that no licensee could
reasonably be expected to make a living there). The applicants might claim
that the area has too many pubs, that the premises are too small, that the
catchment area is not large enough and so on. The planning authority has to
evaluate whether these claims that the business is inherently unviable are
well founded or not.
Some tactics used by developers to turn pubs to residential are:

Applying for a change of use from “sui generis” to use class C3 (dwellinghouses) 1
Exploiting permitted development rights that allow certain changes without planning permission 2
Claiming that the pub is unviable or unprofitable and that there is no demand for it 2

The Campaign for Pubs is calling on the Government to introduce it’s Give Pubs Protection policy, which would mean that any historic pub (50 years old or more) couldn’t be sold for alternative use until it had been marketed at the independently assessed value as a pub for at least a year. This would stamp out the way that owners seek to profit from selling pubs at well in excess of their value as a pub for development or conversion. The Campaign for Pubs also wants to see penalties for unauthorised demolitions or conversions increased substantially. The Government is keen to claim it supports pubs, but without changes to planning law, stricter guidelines for councils and much harsher penalties, we will lose more of our historic pub stock, with a loss to local communities and our history and heritage. If he cares about stopping the unnecessary destruction of our nation’s pubs, the Prime Minister will instruct his Ministers to act”.
