Castlefield Locks | Manchester City Centre

Over the past few years we have acquired apartments in Castlefield Locks, one of Manchester’s established canal-side developments.

The strategy here was simple: acquire selectively within a proven scheme when opportunities arose, taking advantage of suppressed values.

Today the portfolio includes five apartments across three blocks within the development.

Acquired between 2022–2024, many of these units were purchased during a period of restricted lending conditions while EWS1 assessment was pending.

Following satisfactory EWS1 resolution, the properties have since been refinanced and stabilised as long-term PRS holdings.

Over the next few posts we’ll share a few of the individual acquisitions within the scheme.

This was our last major development project, a full block redevelopment in the Lake District.

Back in 2021–2022 we repositioned a poorly marketed residential block into high-quality holiday rental homes during peak domestic demand.

As values strengthened, we exited.

From 2022 onwards, capital was redeployed into Manchester city-centre apartments, specifically targeting assets affected by:

• EWS1 uncertainty
• Restricted lending conditions
• Post-Covid urban sentiment shift
• Leasehold reform

While much of the market moved defensive, we took a measured view on long-term city fundamentals.

The result has been the acquisition of multiple units across key Manchester schemes, many acquired during constrained liquidity and later refinanced following satisfactory EWS1 resolution.

Over the coming weeks we’ll be sharing a number of these projects.
