Working remotely today from Mapp Top Spoons for a bit

Been to do a marketing consultation - baffled by the fact 5 agents have given wildy different figures- one agent has given a 100k difference on valuation in 6 months 🫠🫠🫠

I'm doing my research now - no fluff - no need to win for the sake of it - just my honest opinion

I have a 4 week sole agency! None of this 12 / 16 / 20 / 26 weeks malarkey! If you want an agent you can trust, you need one that trusts their own advice

If I'm s**t, my clients can sack me after 4 weeks, no notice- just quit.

Estate agents dont dictate value BTW - we are here to represent you and the home best we can - and present it in a way that resonates with the market.

The market CANNOT be tested - you're not daft and we all recognise "that" overpriced home.

We (including me) wont always get it right....its a judgment thing - but with me Ill be blimmin blunt about it 🤣 and Ill admit when Im wrong too

Clients want support, communication, integrity, honesty and accountability

They don't expect miracles, and they dont expect us to be right all the time.... or do you?

Well… that didn't hang around. 👀

This one had a brilliant response from launch 👏 a busy run of viewings, more than one buyer wanting it, and we've now got everything checked and the house officially off the market.

This is exactly why I bang on about launch strategy and momentum.

Not chucking a house online at the biggest number we can think of and hoping for the best.

Getting the pricing right. Getting the presentation right. Getting people through the door.

And then letting the market do its thing. ✨

Very happy sellers. Very happy buyers.

Now onto the slightly less glamorous bit… getting everyone to completion 😂🔑

LIFE BEHIND THE LISTINGS 🏡

I don’t turn up in office wear.

I don’t have a shiny iPad.
Actually, I don’t have an iPad at all. 😂

Sometimes I’m booking Ben at In Haus Marketing from the school run.

Sometimes I’m paying Vinnie in Greggs for tagging along to viewings.

Sometimes I’m working from a bench at Arnot Hill Park, on my phone at St George’s Park, from the car on the school run… or I’ve booked soft play because, frankly, that counts as childcare. 😂

It’s not particularly (or at all) corporate.

But I turn up.

I’ve got 13 years of experience. I know the market. I know how to speak to people. I know how to negotiate, how to handle viewings, how to read a situation and how to keep a sale moving when things get messy.

I’m not sat in an office passing messages between departments.

I’m not an admin. I’m an estate agent.

And I think there’s a pretty big difference. 💛
