We are pleased to announce that approval has been granted for the first tranche of pre-commencement conditions for our forthcoming development at Drift Lane, Chidham.

We would like to thank Chichester District Council for their efficient and timely decision and look forward to delivering 68 high-quality new homes for the district.

Pallant Homes has secured Reserved Matters approval for a residential development of 68 new homes on land west of Drift Lane, Chidham, West Sussex, marking a key milestone in the delivery of new housing in the district.

The approval, granted by Chichester District Council, confirms the detailed design of the scheme, including layout, scale, appearance and landscaping, following the successful outline planning appeal in August 2023.

The development will deliver a high-quality mix of homes, including 21 affordable homes comprising First Homes, shared ownership, affordable rent and social rent, helping to meet identified local housing needs.

The 5 hectare site located within Chidham and occupies a sustainable village setting, with access to local amenities and excellent transport links, including a railway station. The scheme has been carefully designed to respond to its semi-rural context, incorporating green infrastructure, ecological buffers, public open space and a locally equipped area of play, alongside sustainable drainage features.

The Reserved Matters proposals have been shaped through extensive engagement with planning officers, consultees and stakeholders, ensuring a high-quality scheme that integrates sensitively with its surroundings. The development also delivers biodiversity enhancements and supports wider environmental objectives, including wildlife corridors and ecological features across the site.

Construction is expected to commence in Autumn 2026.

In addition to the Drift Lane scheme, Pallant Homes is progressing proposals for a further 132 homes on land east of Broad Road, Chidham.

The project has been delivered through the collaborative efforts of a multidisciplinary team, and Pallant Homes would like to extend its thanks to Neame Sutton, Amanda Sutton, and the wider consultant and in-house team for their work in progressing the scheme.

Recognition is also given to Sasha White and Kimberley Ziya for their role in securing the outline appeal decision that underpins both sites.

Reservation Fees Explained

What Is a Reservation Fee on a New-Build Home?

When you buy a new-build property, one of the first steps is paying a reservation fee. This fee shows the developer that you’re serious about purchasing and in return they take the property off the market for an agreed period.

Reservation fees vary, but they typically range from £500 to £2,000.

This amount is usually deducted from the purchase price when the sale completes.

Once paid, the developer will:
- Hold the property for you for a set period.
- Freeze the price, so you’re protected from any price increases.
- Provide a reservation agreement, which outlines key details, including specification, timeframe, and what’s expected from both sides.

This window gives you time to arrange your mortgage, appoint a solicitor, and work through the initial legal checks.

Read you reservation agreement carefully so you understand the terms and conditions.

There is a 14-calendar-day cooling-off period, during which you can cancel the Reservation Agreement and receive a refund of the full reservation fee. Your reservation fee will still be refunded if you change your mind outside of the cooling-off period, minus any reasonable costs, which the developer will outline in advance.

A reservation fee is a small but important step that secures your chosen home and locks in your price, giving you peace of mind as you progress with your purchase.
