ROTI: Return on time invested.

I had a great conversation recently at a networking event with someone looking to get started in property. I'm no expert but one piece of advice that I gave them was not to undervalue the return on time invested. Yes, Rent to Rent HMO can bring Β£500 a month per property, but when you are self-managing, they can be very very time and energy-consuming.

The house on the left, after all costs only cash flows Β£400 a month and has for the last 18 months...but I have spent maybe 2 minutes a month checking the rents arrived, plus the property's value has gone up over 13% per annum in this area.

It's not enough to go sailing around the world (yet), but if you consider the time vs cash in my pocket, the hourly rate on these little buy-to-let properties shouldn't be sniffed at.

🏦 Assuming that one Private Investment Client provides all of the investment capital needed, a 1st charge security can be placed on the building. This is submitted with the land registry and is the same level of collateral that a mortgage company requires. A CH1 gives you the full legal power to recover your capital and repossess the property should any terms of the loan not be fulfilled

🏠 Currently, we have two projects on which we can offer a 1st charge as a security option if you want more security on your investment

Why is inflation so important for investors?
Inflation erodes the value of savings over time. The higher the level of inflation, the faster the spending power of savings will fall.

The chart shows how the real value of money effectively shrinks over 20 years, offering scenarios of 1% and 5%. After 10 years of 5% inflation, Β£100 has shrunk to around Β£60. Even with a low rate of 1%, the real value would fall to Β£90.

🐣 Just before Easter, we have completed the sale of our flip in Yeovil, Somerset, and now its time to pay our investors their money back + the return that they earned πŸ₯³

😞 This property was a nightmare to deal with, starting from the beginning from having the wrong people to do the job, Covid, the craziness in the market with material prices rising twice and trades overbooked and ending with solicitors and mortgage company not doing their job to get the title ready for refinancing and selling.

🀩 We learned a lot from this experience, and we appreciate everyone involved to get this project finally over the line.
