Self-managing Kent landlords — the margin for error is getting smaller.

From May, the rental system changes under the Renters' Rights Act.

That means:

• rolling tenancies as standard
• Section 21 ending
• stricter rent increase procedures

Landlords: tenant pet requests are about to change.

In this video, Alex from Lifeboat Lettings explains how the upcoming reforms under the Renters' Rights Act will affect landlords who rent property in England.

Kent Landlords - from May, tenants will have a stronger right to request a pet.

That means landlords must:

• Consider the request properly
• Respond within a defined timeframe
• Provide a reasonable justification if refusing

Blanket “No Pets” policies may no longer be compliant in many situations — even in HMOs.

Ignoring the correct process or repeatedly breaching the rules could result in significant civil penalties.
