🏡 RENTERS’ RIGHTS BILL – WHAT’S COMING FOR LANDLORDS?

Big changes are coming to the private rental sector in England from 1 May 2026 — and they will significantly impact how landlords manage their properties.

Here’s a clear summary of the key changes 👇

🚫 Section 21 Abolished
“No-fault” evictions will be banned. Landlords will now need a valid legal reason to regain possession (e.g. selling, rent arrears).

📄 All Tenancies Become Rolling
Fixed-term ASTs will end. All tenancies will become periodic (rolling) with no set end date.

📅 Notice Periods Change

Tenants can leave with 2 months’ notice at any time
Landlords must use legal grounds and follow stricter notice rules

💷 Rent Increase Restrictions

Rent can only be increased once per year
Must be done via formal notice and can be challenged

💰 Limits on Rent in Advance
Landlords can only request one month’s rent upfront.

🐶 Pets & Tenant Rights
Tenants will have the right to request pets, and landlords must reasonably consider requests.

This is a major compliance change for landlords and agents — and Propertymark has already raised detailed points of clarification with MHCLG.
