You know you’ve been surveying damp for too long when this genuinely makes your day… 😂🤦‍♂️

On today’s survey in St Albans, we spotted something you don’t see very often — a double-layered slate damp proof course! 🧱👀

A single slate DPC was common practice in properties of this age, but two layers is pretty unusual. Whoever built this place around 80 years ago was clearly VERY damp-conscious. 😂☔

While everyone else gets excited about new cars, holidays and football results… we’re standing outside admiring two bits of slate in a wall. 🤓

Sad? Probably.
Interesting? Absolutely. 😂

Credit where it’s due though — the original builder certainly wasn’t taking any chances with moisture! 👏🧱💧

🏠 400+ YEARS OLD… AND SOMETIMES IT’S STILL THE SIMPLE THINGS! 😂

We were out surveying a beautiful property in Ashwell, Hertfordshire, originally constructed in the 1600s! 😮

The client was experiencing damp around the bottom of a chimney stack and wanted to know where the moisture was coming from. 💧🧱

Up went the drone… 🚁📸

And there it was.

The chimney pot had no ventilated cap whatsoever. 🤦‍♂️

Meaning every time it rains, water can simply drop straight down the chimney pot and into the stack. 🌧️➡️🏠

Sometimes damp investigations involve moisture profiling, thermal imaging and plenty of head scratching…

Other times you just need to look up. 😂👆

✅ Simple cause
✅ Simple recommendation
✅ Fit a suitable ventilated chimney cap and keep the stack breathing

Not every damp problem needs an expensive solution — sometimes the building is just missing a hat. 🎩🤣

🏚️ “It’s probably just a bit of damp…”

Well… this one definitely wasn’t. 😂
During a recent survey of a 130-year-old townhouse in Camden, we spotted this rather impressive crack running through the wall and continuing around the ceiling. 😳

While damp, timber and ventilation are our bread and butter, sometimes a property throws something completely different at us.

🪙 We have a simple golden rule: if a crack exceeds roughly the width of a £1 coin, we recommend having it assessed by a structural engineer.

This one certainly got our attention! 👀

There can be several causes of significant cracking in an older property, including historic movement, settlement or potentially subsidence. A photograph alone can't establish the cause, so rather than playing “Guess the Structural Problem”, we flag it and recommend the right specialist investigates further. 🔍🏠

After around 130 years, a few wrinkles are understandable… but some are worth getting checked!

👀 HAVE YOU EVER SEEN THIS?!

Those little brown dots aren’t some kind of Victorian brick acne… 😂🧱 They’re the tell-tale signs of an old remedial damp-proof course (DPC) injection.

Back in the day, chemical DPC treatments were commonly injected directly through the face of the bricks, leaving behind these very obvious plugged injection holes. 💉🏠

Modern remedial DPC systems are generally installed into the mortar bed joints instead. It’s neater, less invasive to the bricks and you don’t end up with your wall looking like it’s been attacked with a giant hole punch! 😂

🔎 For us surveyors, details like this are really useful. Before we’ve even stepped inside, we already know that the property has had a historic damp treatment, which tells us there was likely a previous concern with low-level moisture.

Of course, spotting an old injected DPC doesn’t automatically mean the property is currently damp — or that another DPC is needed. That’s where proper investigation comes in. 🕵️‍♂️💧

🏠 Surveying in Buntingford this week… and we found an extract fan with its own interpretation of “extracting”! 😂💨

The bathroom extract fan? ✅ Working perfectly.

So far, so good…

But as always, we don’t just check whether the fan makes a noise — we check where all that warm, moisture-laden air is actually going. 👀

Up into the loft we went 🔦🕵️‍♂️

The ducting had originally been connected to a ventilated roof tile, allowing the moist air to discharge safely outside. Great idea… except the duct had completely disconnected from the tile. 🤦‍♂️

So every time someone had a nice hot shower, the fan was faithfully extracting all that moisture from the bathroom…

…and delivering it directly into the loft. 😂💨➡️🏠

Bathroom: “Ahhh, lovely and dry.” 😌
Roof timbers: “Cheers for that.” 😳🪵💦

Fortunately, it’s a straightforward defect to rectify by securely reconnecting the ducting to the roof vent.

It’s also a good reminder that a spinning extract fan doesn’t necessarily mean a working ventilation system. Where it discharges is just as important as whether it switches on. 🔍

Another reason we like to follow the evidence… even when it leads us into the loft! 😂

🕵️‍♂️ Today’s mission: Operation Timber Floor 🪵

A client who is selling their property recently asked us to carry out a timber floor assessment for a bit of extra peace of mind.

The reason? The underside of the suspended timber floor had previously been covered with spray foam insulation, and they wanted to make sure the timbers hiding behind it were still in good condition before passing the information on to their buyer.

Unfortunately, A surveyor doesn’t quite fit through an air brick… so we sent in the next best thing. 😂

This clever bit of kit has a camera head that we can remotely move and control from the screen, allowing us to feed it through the external air bricks and effectively “look around corners” within the sub-floor void.

We had a good look around the accessible floor joists, timbers and void areas and were pleased to report that everything we could inspect was dry, sound and in good condition, with no evidence of fungal decay. ✅

So, seller gets peace of mind ✔️
Buyer gets useful evidence ✔️
Timbers get a clean bill of health ✔️
And the surveyor avoids getting their head stuck in an air brick. ✔️😂

A good example of how the right equipment can help us investigate areas of a property that would otherwise require disruptive access.

💧 Damp in the garden room… but where was the water getting in? 🤔🏠

During a recent survey in Cambridge, we found signs of water ingress affecting a garden room/conservatory.

From inside, it was clear that moisture was getting in — but the important part of any damp survey is finding why. 🔍

🚁 Time to send the drone up!

Our external drone inspection gave us the answer. The roof had sections of flash band used at the junctions, and these had deteriorated and completely come away in places. 😬

That left the roof junction vulnerable to rainwater pe*******on, providing a clear route for water to enter the structure and cause the dampness we were seeing internally. 🌧️➡️🏠

No guesswork.
No unnecessary damp-proofing.
No blaming "rising damp". 😂

Just a failed roof detail that needs repairing.
