House prices rose at their fastest rate for five years in October as buyers raced to beat next year's stamp duty deadline, the Nationwide has said.

Annual house price growth accelerated to 5.8%, taking the average price to £227,826, the lender said.

At the moment, buyers of homes valued at up to £500,000 in England and Northern Ireland do not have to pay stamp duty on the purchase.

However, the stamp duty holiday expires in five months' time.

"Activity is likely to slow in the coming quarters, perhaps sharply, if the labour market weakens as most analysts expect, especially once the stamp duty holiday expires at the end of March," said Robert Gardner, Nationwide's chief economist.

The Nationwide's survey showed that prices increased by 0.8% month-on-month, with activity boosted by buyers searching for homes with more space during the coronavirus crisis.

House prices hit a new all time high in July as the property market gradually reopened, after being put on pause during the coronavirus lockdown.

According to the latest Halifax House Price Index the average price of a home was £241,604 last month, 1.7% higher than June's £237,834.

Prices are 3.8% higher than July 2019.

Halifax managing director Russell Galley said pent-up demand and a lack of available houses had combined to push up prices.

The government's cut in stamp duty had also boosted buyers' enthusiasm, he said.

Last month Chancellor Rishi Sunak announced a temporary suspension of stamp duty on property sales up to £500,000 in England and Northern Ireland.

How will the stamp duty holiday work?
These latest figures mirror recent figures from the Nationwide Building Society, which showed house prices bounced back in July, climbing 1.7% during the month.

"The latest data adds to the emerging view that the market is experiencing a surprising spike post lockdown," said Mr Galley.

But he warned that while the prospects for the housing market were brighter than might have been expected three months ago, the effects of the pandemic were still creating a great deal of long-term uncertainty.

Lockdown break-ups, job losses and urgent relocations are thought to have led to a surge in the rental sector.
Demand for lettings in Great Britain is up by 22% compared to last year, according to property giant Rightmove.
Experts say the lifting of lockdown restrictions has released "two months of pent-up tension" in the market.
The supply of new rents is not keeping up with demand, however, prompting fears the surge will push up costs and leave some struggling to find homes.
According to data provided by Rightmove, demand for all kinds of property plunged during the height of the lockdown.
The restrictions prevented house viewings, surveys and searches from taking place, while removal companies were also temporarily closed.
People were urged to stay in their current homes during lockdown unless absolutely necessary. Evictions were put on hold until 25 June.
Since estate agents were allowed to reopen on 13 May though, demand for rental homes has increased at a quicker rate than the sales market, according to Rightmove.

Some 373,000 property sales are on hold owing to the coronavirus lockdown, analysis of the housing market in UK cities suggests.
The value of held sales totals a collective £82bn, researchers at property portal Zoopla have estimated.
Agreed sales were running at a tenth of the normal level for the time of year, and were akin to the activity seen in late December, they said.
Spring is usually a busy time for the housing and mortgage markets.
It is known in the trade as the "spring bounce". However, the stay-at-home message from the government has meant that people are only moving to new homes in rare circumstances, such as entering a vacant property.
Government advice is for sellers and buyers to come to an amicable arrangement over delaying a moving date.

Zoopla researchers said the rate of sales falling through peaked on 23 March - the day the UK lockdown began.
It added that demand for housing was down 60% on levels recorded at the start of March. However, the picture varied across UK cities, with Cardiff recording an 80% drop in demand from buyers, and Newcastle a 48% fall.

UK house prices rose at their fastest annual rate for 14 months, according to the Nationwide, with an increase of 1.9% in January.
Commentators suggest there has been some release of pent-up demand following the clear general election result.
However, the Nationwide, which bases its figures on its own mortgage data, said it expected property prices to be flat in 2020.
It valued the average home at £215,897.
House prices were up by 0.5% in January compared with the previous month, the building society said.
