🏡 Exciting News and a New Chapter Unveiled! 🌟

Dear friends,

I hope this post finds you well! 🌈 I wanted to share some exciting news about the next chapter in my journey. As my current employment gracefully enters its twilight, I'm thrilled to announce my venture into the dynamic world of property with the launch of JKnight Property Services! 🚀

Some of you might have seen posts about Evolve Property, but amidst the sea of Evolves out there, I decided to carve my own path with JKnight Property Services.

Over the past decade, I've immersed myself in the fascinating realm of property investment.

Recently, I made the decision to 'get educated' to not only build my business but also to give back to the community of which I belong. - More on that in a future post.

A huge thank you to my mentors Jamie York, Dan Buchan, and Sam Spencer, who have been a guiding light, pushing me forward and inspiring me on this journey. 🌟

Admittedly, my head is buzzing with newfound knowledge and innovative thinking, thanks to the educational journey I've embarked upon.

⭐️ Lettings Update ⭐️
NEW HOW TO RENT GUIDE 📜

Good morning, I am a landlord, I have completed various development & refurbishment projects over the last 10 years, I am the owner and director of J Knight Property Services & Evolve Property Services.

The Government's 'How to Rent Guide' was updated and released on Monday.
What does that mean? It means all tenancies as of Monday, when created need to be served this new document and not the version before. If you have the guide downloaded in a file on your PC, make sure you update it!

What is the How to Rent Guide?
It is an online government document providing advice to current and prospective tenants on the rental process in England and Wales. It details their rights and responsibilities as a tenant, as well as the legal obligations of landlords.

How should I serve it?
There are a number of documents you MUST provide the tenant with at the beginning of the tenancy. My advice is to log trails, evidence or the best record keeping is to receive a signature to document the receipt of these documents. At the beginning of the tenancy you or your agent MUST provide the tenant with:

- Most up to date How to Rent Guide
- Valid Gas Certificate
- Valid EPC (E or above currently)
- Valid EICR
- Deposit Prescribed information
- Inventory & Schedule of condition (essential but not mandatory)

What if I serve the wrong document or don't serve it at all?
Under the Section 21 Legislation for Landlords in England, you won’t be able to repossess your property with a Section 21 notice if you haven’t provided your tenant with the How to rent guide.
HOWEVER, it is common practice to serve all of the above documents and certificates alongside a section 21 or section 8 to ensure all bases are covered, this will normally suffice.
