This is what our first visitors to Swallows Roost has to say about our property. Actions speak louder than words, they have already booked their return visit for 2027 and have sent over a few photos from their stay.

"We are on the last evening of a spectacular week-long stay at Swallows Roost, and it was an absolute privilege to be Darren and Sarah’s very first guests in their stunning new eco-lodge.

The lodge itself is absolutely amazing. It is deceptive from the outside, opening up into a beautifully thought-out, incredibly spacious interior with a massive, luxury bathroom and bedroom with walk-in wardrobe. The decked patio area (accessed from two sets of patio doors) provided us with far-reaching views over Kipscombe Valley. The same views can be had from all windows in the open plan living/dining/kitchen area. For this reason, I opted to wash up rather than use the dishwasher.

Even though the British weather gave us cold, wet conditions for the first five days, the lodge’s insulation and heating systems were so efficient that we didn't even need to light the woodburner. It was an incredibly warm and comfortable sanctuary to return to each day. The lounge has two sofas. Yay! No fighting for a seat! The kitchen is well designed, perfectly equipped and provided us everything for cooking our own meals. For those who feed raw, the freezer space is ample.

Our dog, Finn, was instantly relaxed here. The setup for dogs is excellent. Every morning and evening, we utilized the 3-acre paddock for his walks, taking in the stunning, peaceful views across the valley towards Challacombe. Because of the wet weather, the porch and utility room were a blessing. The utility room is the first room entered when coming through the front door. A place for boots, coats and dog food prep.

We didn't let the rain stop us and headed out for walks every single day, exploring everything from the dramatic coastal paths at Trentishoe and Holdstone Down, to the beaches at Northam Burrows and Saunton Sands (where we highly recommend the dunes/beach circular walk and a bite to eat at the Beachside Grill). We also took Finn on some incredible moorland and riverside treks, including Webber’s Post to Dunkery Beacon, Simonsbath to Cow Castle along the River Barle, and a wild walk across Brendon Common, Pig Hill, and Clannon Ball.

To top the week off, the weather finally cleared on our last day, allowing us to sit out in the garden at The Black Venus for an absolutely amazing meal - as consistent and delicious as ever. Then came back to watch the Swallows come home to roost.

Darren and Sarah were excellent hosts, as always. They have created something truly special with Swallows Roost. We cannot recommend it highly enough!"

Not easy to catch a Swallow on camera as they dart about all over the place so fast.

But sitting on the sofa in Swallows Roost - Devon Banks we got to watch a Swooping Swallow display out of the sliding doors.

Video footage slowed down so you can get a better glimpse of the beautiful birds that visit us each summer to breed.

There are two exercise fields on site including a 2 acre secure dog walking field available by appointment with some fun equipment for the dogs.

Whether you have an elderly deaf dog like us, or a younger lively dog who is not great with recall - dogs can be exercised safely in this field without any risk of them getting lost.

Swallows Roost is a one‑bedroom holiday cottage on the edge of Exmoor National Park, set beside a traditional Devon bank. The decking area overlooks a wildflower meadow and the valley beyond where you can watch birds or gaze at the stars. Eco‑friendly features include an EV charger and an air‑source heat pump, offering a sustainable stay without compromising on comfort.

You enter through a handy boot room—ideal for muddy wellies and drying off the dog. This leads into a spacious open‑plan kitchen, dining and sitting area with two sofas giving plenty of space for your dog to join you for a cuddle. The bedroom has a king‑size bed and a separate walk‑in wardrobe, and the spacious bathroom includes both a bath and a large walk‑in shower.

The cottage welcomes up to three dogs and two adults (no children or puppies). There’s a 4ft‑fenced garden behind the private parking area, plus access to two dog exercise fields, including a secure two‑acre field with 6ft fencing (by appointment).

Prices for a 7 night break £755 - £895 (3&4 night short breaks also available £453-£627). We are currently offering a discount off the prices shown for 2026 bookings.

There is also a full height larder unit to store all of your groceries and a fridge freezer which didn't quite fit in the photo.

Time to unpack the kettle, toaster, microwave and Tasimo and it will feel complete!

On the 24th April we finally got the good news that Swallows Roost was signed off by building regs. The last couple of weeks have been spent giving walls a final coat of paint, tiling kitchen window sill, waxing the oak doors, oiling wooden window sills and many more jobs besides.

Choosing and buying new furniture and furnishings ready to dress the property has also been a challenge in itself.

We are now working through the snagging list and over the next week or so will be posting more photos of the property!

For those of you that are interested in the eco credentials of our new build holiday cottage we had some exciting news earlier this week. Newly built properties all need to have air tightness tests done to check how well sealed the building is from unwanted drafts and heat loss. All of the window vents/ and fans etc get covered up, the property is pressurised using a big fan, then the air loss can be monitored. The reading has to be under 5 to pass, a passive home needs to be under 0.6.

We were so pleased to be told we had achieved a reading of 1.1!

We always wanted to be close to passive standards but this was a better reading than we had hoped for, both being amateurs who did all of the membranes and sealing of the property ourselves .

But don't panic, with vents and fans open there will be plenty of fresh air for everyone to breathe 😆

HAPPY 14TH BIRTHDAY CHARLIE

Keeping everything crossed that he will still be with us when we finally get to start greeting guests to our new holiday let in a few months time.

Charlie still loves sniffing his pee-mails and pottering about in the onsite secure dog field every morning.
