A seller in Colne came to us with an online valuation of £285,000. We valued the same home at £310,000. It sold for £307,500. 🏡
That's a £22,500 gap between the algorithm and the actual market. Not a rounding error. A holiday, a deposit, a kitchen.
Online valuation tools pull from sold data that's often 6 to 12 months out of date. They don't know your extension was done properly. They don't know the school catchment shifted last September. They don't know three homes on your street went to best-and-final offers in April.
What they give you looks precise. A real number, down to the pound. That's the trick of it. Precision isn't the same as accuracy, and a postcode average can't see what's actually happening on your road in Burnley, Pendle or the Ribble Valley right now.
We're not against the tools. They're a starting point. Just don't price your next move around one.
