Here’s my bright idea… The Widcombe & Bathwick market update, week ending 6 September.

147 properties on the market, 9 new instructions, 6 sold subject to contract. Average sold price came in at £555,825, with most activity in the £500,000 to £750,000 bracket.

Lettings stock has tightened right up: 27 properties on the market, the lowest we’ve seen all year, with the average let agreed at £1,646pcm.

Good timing if you’re a landlord thinking about your next move. Tougher out there if you’re a tenant hunting for options right now.

People say it’s a basement flat. They didn’t see this.

Five vaults. Three patios. A bread oven and a cast iron fireplace that are original to the house. Exposed arch ceilings, sash windows, and more natural light than most ground floor flats in Bath.

The owners spent six months renovating it properly, so it’s move-in ready, not a project.

Honest bit: it’s still lower ground floor, so if you need a proper garden at street level, this isn’t it. But if you want character and space in the centre of Bath for £699,995, it’s hard to beat.

Six things about me, since you’re about to see a lot of my face on this page.

I fell into estate agency by accident, run the business with my brother Luke (he does lettings, I do sales — we rarely argue), and I’m currently obsessed with learning French for no good reason. I also lose to Luke at literally every sport we film ourselves playing. Working on that.

On Sydney Place you can pay £247,000 or £2.4 million. Same street.

71 recorded sales. Average £519,167. The range runs from a small flat at
£220,000 to the whole freehold house at number 99, which sold for £2.4m in
2022 — it was £249,500 in 1998.

What people get wrong: they price the street. You have to price the floor.
Number 93, one building — top flat £490,000, ground floor £720,000, first
floor £1,125,000. Same front door.

Bathwick & Widcombe property market, are we living in a dream now?

149 properties on the market, 7 new instructions, 7 sold STC. Everyone wanted £600k to £750k this week, two sales landed right in that sweet spot. Price per square foot climbed to £625, the best reading of the whole summer. Average sold price: £808,751. Not bad for a Tuesday.

Lettings had a moment too. 13 new instructions, 9 lets agreed, stock up to 40. The £1,500 to £2,000pcm bracket was where it was all happening. Average let agreed price eased to £1,960pcm, still holding its own.

Honest bit: sales stock is up nearly 30% since March, so sellers, you’ve got company. Lettings barely blinked all year, tenants keep hoovering up whatever lands.

Only eight houses have sold on Great Pulteney Street in thirty years.

Whole freehold houses: £2.1m to £4.8m.
Flats — 23 of the last 25 sales — median £467,500.

The bit people get wrong: on a Georgian street the cheapest flat is at the
top and the most expensive is on the ground floor or first floor. Third floor rear went for
£222,500. Ground floor, £670,000. These houses were built with the best
rooms low down. Three hundred years later the market still agrees.

The honest bit: the houses here have been a good investment. The flats have
been a lottery — some up 70%, several sold for less than the owner paid.
On this street the freehold is the asset, not the postcode.
