Seen the latest house-price news and wondered, “Does that mean my home is worth less?” 🤔

Lloyds’ August 2026 House Price Index, published on 7 September, reported UK house prices 0.4% lower than a year earlier, with a 0.2% monthly fall. But those are national figures—not a personalised valuation of your home in Bath.

You can’t simply put a “0.4% off” sticker on every front door! 🏷️🚪

The more useful question is: “What are buyers paying for properties like mine, in my area?”

📍 Think local—and compare like with like.
Recent sales of similar nearby properties provide a more relevant starting point than a countrywide average. The important word is similar: the closest house isn’t necessarily the best comparison.

🔍 Look beyond the bedroom count.
Size, layout, condition, location and energy efficiency all deserve attention. Two three-bedroom homes may look similar in a search result but need quite different assessments once you look through the front door.

🏷️ Separate asking from achieving.
