The Act is designed to give tenants greater security while ensuring landlords still have clear, fair routes to regain possession when needed. “No-fault” evictions are set to end, with all tenancies moving to a rolling basis and clearer grounds introduced for selling or moving back into a property.

Standards across the private rented sector are being raised, including improved property conditions, greater transparency around rents, and a fairer approach to pets. A new ombudsman will also offer a simpler way to resolve disputes.
