𝐖𝐞𝐬𝐭 𝐋𝐨𝐭𝐡𝐢𝐚𝐧 𝐏𝐫𝐨𝐩𝐞𝐫𝐭𝐲 𝐌𝐚𝐫𝐤𝐞𝐭 – 𝐀𝐮𝐠𝐮𝐬𝐭 𝟐𝟎𝟐𝟔 🏡
Was the West Lothian property market slowing down in August, or was it simply the usual summer holiday distraction and kids going back to school?
The figures show slightly fewer homes coming to market and fewer sales being agreed than August last year, but there was still plenty of movement - particularly in the more affordable price brackets.
Here are the four things that stood out to me:
🔹 𝟐𝟏𝟓 𝐬𝐚𝐥𝐞𝐬 𝐰𝐞𝐫𝐞 𝐚𝐠𝐫𝐞𝐞𝐝, 𝐜𝐨𝐦𝐩𝐚𝐫𝐞𝐝 𝐰𝐢𝐭𝐡 𝟐𝟒𝟒 𝐥𝐚𝐬𝐭 𝐀𝐮𝐠𝐮𝐬𝐭. Interestingly, 168 of those sales were homes valued under £300,000 - that's 𝐨𝐯𝐞𝐫 𝟕𝟖% 𝐨𝐟 𝐚𝐥𝐥 𝐬𝐚𝐥𝐞𝐬 𝐚𝐠𝐫𝐞𝐞𝐝, showing exactly where buyer demand remains strongest.
🔹 𝟕𝟑 𝐩𝐫𝐨𝐩𝐞𝐫𝐭𝐢𝐞𝐬 𝐫𝐞𝐝𝐮𝐜𝐞𝐝 their asking price during August, up from 65 last year. This is an important one. With buyers having plenty of choice, correct pricing from day one is more important than ever. Overpricing to "test the market" can mean missing that crucial initial burst of buyer interest.
🔹 Buyers finished August with 644 properties available to choose from, compared with 656 this time last year. Stock levels are actually slightly lower year-on-year, so this isn't simply a case of too many homes being available.
The West Lothian market hasn't stopped - buyers are still searching, viewing and offering, 𝐛𝐮𝐭 𝐭𝐡𝐞𝐲'𝐫𝐞 𝐛𝐞𝐢𝐧𝐠 𝐦𝐨𝐫𝐞 𝐬𝐞𝐥𝐞𝐜𝐭𝐢𝐯𝐞.
And with more than three quarters of August's agreed sales happening below £300,000, sellers need to understand not just what their home could be worth, but where the active buyers are and how to position their property to attract them.
