🏡 RENTERS’ RIGHTS ACT – PHASE 2 UPDATE

Following the move to open-ended periodic tenancies earlier this year, the Government has now released details of Phase 2 of the Renters’ Rights Act, introducing two further major changes for landlords:

🔹 The mandatory Private Rented Sector (PRS) Database
🔹 The new PRS Landlord Ombudsman Scheme

For landlords whose properties are fully managed by Signature, we’ll be working behind the scenes to make the transition as straightforward as possible.

✅ WHAT SIGNATURE WILL HANDLE

We’ll audit your property’s compliance documentation, including EICR, Gas Safety Certificate and EPC, upload and link the relevant documents to your property record once the database becomes available, and continue monitoring expiry dates and compliance.

⚠️ Local authority fines for non-compliance can reach £7,000 for initial breaches.

👤 WHAT LANDLORDS MUST DO THEMSELVES

There are some elements that legally cannot be completed by a letting agent on your behalf. Landlords will need to:

1️⃣ Create their own PRS Landlord Account through the Government portal.
2️⃣ Pay the £65 annual registration fee per property.
3️⃣ Register with the new PRS Landlord Ombudsman Scheme – this applies to all private landlords, including those using a fully managed agent.

📅 WHEN DOES IT HAPPEN?

The national rollout begins region-by-region from 15 December 2026, with each area receiving a three-month registration window.

For our region, the registration period is currently due to run from 15 January 2027 to 14 April 2027, with the final deadline across England being 14 November 2027.

We’ll make sure your compliance documentation is prepared and will provide the direct Government registration link as soon as it becomes available.
