Teaching taught me that knowing something isn't the same as being able to explain it.

If I can't take something complicated and make it understandable, then I've probably not understood it well enough myself.

It taught me that everyone starts from a different place.

Somebody who's never invested before needs something very different from an experienced investor who's already got a portfolio.

You can't teach both people in exactly the same way.

It also taught me not to just give people information.

The important question is whether they understand it well enough to actually use it.

That's particularly important with property, because knowing a strategy and being able to execute it are two very different things.

And I've learned that the right answer isn't always another strategy.

Sometimes it's asking better questions.
Where are you now?
Where are you trying to get to?
What resources do you have?
What's holding you back?

Those questions can completely change the advice I'd give you.
That's a big part of what I mean by Sophisticated Property Investing.
I'm not interested in giving everyone the same strategy and telling them to go and do it.

I want you to understand why a strategy works and whether it's actually right for you.

Because my job isn't to make you dependent on me.

It's to give you the knowledge, confidence and understanding to make better property decisions yourself.

So I never really stopped being a teacher.

I just changed what I teach.

Income and wealth are not the same thing.

You can have a very successful business that generates a fantastic income, but not ask yourself what you're doing with that income to build your long-term wealth.

For me, that's one of the reasons property can be so powerful.

Don't just think about what your money can buy you. Think about what it can build for you.

When I work with investors, we start by looking at where they want to get to.

That might be £5,000 a month in cash flow, £500,000 of equity, a certain number of transactions, or simply creating more financial freedom.

Your property doesn't have to do the same job as your business. Your business might be your main source of income today.

Your property portfolio might be there to build equity, generate additional cash flow or increase your net worth over time.

The important thing is knowing what you actually want each part of your financial life to achieve.

You don't need to choose between your business and property.

I've seen people build significant property portfolios while continuing to work in successful careers and businesses.

One investor I worked with built five properties alongside her finance career, increasing her net worth by almost £400,000 and her monthly cash flow by £3,400 over four years.

But I'd never tell you to just go out and buy property.

I'd start with the question: where are you trying to get to?

Then I'd look at how much time and money you have, your experience, where you're investing and what you want your property business to achieve.

From there, you can work out which strategies are actually appropriate for you.

And remember, your time is an asset too.

I've built my own property portfolio so that it is highly leveraged in terms of time. I spend around two or three hours a month on it because I've built the team, systems and relationships around it to make that possible.

That's important because I don't want my property portfolio to become another job.

So here's the question I'd ask you…

Your business is generating your income today.

What are you building alongside it that could create your wealth tomorrow?

One of my most profitable property strategies is one you've probably never heard of.

It's one of the strategies that has made me the most money throughout my property career.

In fact, if I look at my five most profitable transactions, it's involved in all of them.

So what is it and why do I love using it so much?

I'm talking about title splitting.

Here's a real example.

I bought a property for £90,000. It was a two-bedroom house with an integral garage and a one-bedroom flat above it, all sitting on one title.

We split the title and got planning permission on the garage.

The result?

We created a £120,000 house...

An £80,000 flat...

A £10,000 garage...

That's £210,000 of property from a £90,000 purchase.

And here's the bit I really like about this strategy.

We didn't do any development. We didn't refurbish the property. This was essentially a paper exercise, carried out while tenants were living in the properties and paying the finance costs.

The title split itself doesn't create the value. You need to understand why you're splitting the title and what you can do afterwards as a result.

This is where sophisticated property investing becomes interesting.

You don't necessarily need to be an expert in every strategy.

You need to know enough to recognise an opportunity when you see one. Once you recognise it, you can bring in the right people to help you execute it.

And that's what I've spent years helping other investors do.

That's what I mean by Sophisticated Property Investing.

If you'd told me 20 years ago I'd be living the life I currently lead, with a property portfolio worth over £20 million, I wouldn't have believed you.

But the journey to get here has been very different from what you might imagine.

I didn't start out with a sophisticated property business.

When I left teaching, I basically worked my socks off, some weeks up to 80 hours.

The problem was, my action wasn't particularly focused or well informed. I hadn't done much education. I was simply taking massive action and some of the mud was going to stick to the wall.

Then I met someone who changed the trajectory of my investing.

I met someone who became my business partner and is still my business partner today. He was more experienced than me and helped guide me towards much better decisions.

I became more focused and more informed. We did 26 deals in 2009, right in the depths of the credit crunch.

But it wasn't all plain sailing.

The market changed. The rules changed. Our business model changed.

We had been flipping properties to waiting investors, and then the six-month ownership rule came in, which made what we'd been doing much harder.

Suddenly, we had properties sitting on expensive finance that we couldn't sell in the way we'd planned.

And that is one of the biggest lessons property has taught me.

You can't just find one strategy that works and keep doing the same thing forever.

Markets change.
Legislation changes.
Your circumstances change.
Your goals change.

The investors who build successful property businesses over the long term are the ones who can adapt and find the right strategy for the circumstances they're in.

I realised that building wealth wasn't about simply doing more.

Earlier in my journey, I'd been a worker. I thought the answer was to work harder, work longer and take more action.

But there are only so many hours in the week.

The real shift was learning how to become an investor rather than simply working in my property business.

You don't have to know exactly what the end of the journey looks like.

You need to know where you're trying to get to, make good decisions along the way, adapt when things change and keep moving.

And that's what I've spent years helping other investors do.

That's what I mean by Sophisticated Property Investing.
