🏡 About to sign a holiday home purchase agreement? Ask these first.
Eight questions worth asking first.
You're signing two agreements, not one.
One buys the caravan or lodge. The other covers the pitch it sits on.
Nearly every question below is answered in the second. Ask to see it before you sign the first.
Am I buying the land, or just the right to use it?
Freehold, leasehold or a licence? They are not the same thing, and they give you very different freedom later on.
Can the site fee go up?
Ask how the increase is worked out, not simply what it costs this year.
What if I want to sell one day?
Can you sell privately, or only back to the park? Ask what commission they take.
What if the park is sold or closes?
Ask where that would leave you.
Who sees to maintenance and repairs?
Yours or theirs, and for how long.
How long can I use it each year?
Parks close for part of the year, and a holiday home cannot be your permanent address.
What's included in the price?
Ask what costs extra. Siting, decking, connection, rates, insurance.
Is there a cooling off period?
Don't assume there is. Sign at the park and you may have no automatic right to cancel.
If nobody can give you a clear answer, that's your answer.
Take the paperwork home. Read it with a cup of tea. Any park worth buying from will give you the time.
