Before the tenancy starts:

Holding Deposit: 1 week’s rent, subject to th

e references, this will form part of the first months rent. Deposit: 5 weeks rent
During the tenancy:

Payments to other third parties: Such as Council Tax, utilities or payments for communications services;
A payment of up to £50 inc VAT to alter the tenancy agreement, when requested by a tenant, or reasonable costs incurred if higher
Other payments, permitted under appropriate legislation, including damages
Payments associated with early termination of the tenancy when requested by the tenant. Tenant Protection

Ark Residential Letting is a member of Propertymark, which is a client money protection scheme, and also a member of The Property Ombudsman, which is a redress scheme.

Sole trader landlords with a gross property income over £50,000/year (based on the 2024-25 tax year). This threshold drops to £30,000 in April 2027.

❓What does it mean?
Instead of one tax return, you’ll need to:
✨ Keep digital records of income and expenses.
✨ Submit 4 updates to HMRC every 3 months using approved software.
✨ Submit a final declaration by Jan 31st.
