SOLD & COMPLETED at Summerhouse Hill 🔑✨

A really special completion day for this one.

After previously being on the market with two big agencies for a long time, my client decided she wanted a different approach… and trusted little old me to take over.

Fast forward to now - SOLD and completed in just 10 weeks from offer agreed to keys handed over 🙏🏻

Proof that good communication, strong strategy, proactive progression and genuinely caring about the outcome really does make all the difference.

how you treat your buyers matters just as much as how you treat your sellers.

A lot of estate agents forget about the buyer the second an offer is agreed.

And it shows.

For me, that’s where the real work actually begins.

Because how you treat your buyer can make or break a sale.

Communication, clarity, keeping things moving, making sure they feel supported - it all matters.

Especially when it’s someone buying their first home.
Buying a home (especially your first) can feel overwhelming, confusing and at times a little daunting.

So for me, it’s not just about “selling a property”… it’s about making sure the person on the other side feels supported, informed and looked after every step of the way.

Because a smooth, positive experience for the buyer often leads to a smoother, more successful sale for my client too.

It’s not just about getting a deal agreed and hoping for the best… it’s about guiding both sides all the way through to completion.

And when you do that properly, this is what happens 🤍

A very satisfying sight at Summerhouse Hill 🤩🥰

Whenever I have a wobble, I remind myself of moments like this. The kind of moment that, before I launched my personal estate agency, felt almost impossible - yet it’s now become my reality 🙏🏻✨

It’s these little moments that keep me putting one foot in front of the other and believing in what I set out to do - no matter how long it takes.

The best successes aren’t built overnight. The key is simply to keep building, even when it feels really hard. And to trust that by always doing the right thing by people, and acting with integrity, compassion and honesty - it will all pay off 🫶🏻

HELLO AGAIN 👋🤍

Well… what a way to return.

After a bit of radio silence (house move + no internet for 2 months = chaos 😅) I’m back - and I couldn’t be happier to say that 14 Summerhouse Hill is now UNDER OFFER 🎉💃🏻

This one makes me particularly proud.

It had previously been on the market with two big-name agents and hadn’t managed to sell. But with a fresh approach, clear strategy, proactive marketing and a lot of determination… it’s now officially under offer and steaming ahead to exchange 🙏🏻

Just goes to show - you don’t need a corporate machine behind you.

You need:
• the right pricing strategy
• strong marketing
• proper communication
• and someone who genuinely cares about the outcome

I may just be “little old me” running my independent business… but I pour absolutely everything into getting the best result for my clients.

And this one? Worth the wait.

🚩 Red Flag: If you’re chasing your estate agent for feedback… we have a problem ❌

You cleared the house.
You cleaned like a lunatic.
You rearranged your day for that viewing.

The least you deserve is a timely update - not radio silence and a vague “yeah, it went fine” three days later.

Feedback is gold.
It guides strategy, shapes decisions and keeps you sane in the process.

If you’re being left waiting, you’re not being prioritised - and that’s not okay 😮‍💨 (not in my book anyway.)

🚩 Red Flag: Agents who clock off once the “Sold” board goes up.

Agreeing a sale is only half the journey.
The real work is what happens next - surveys, solicitors, enquiries, chains, nerves, delays… all the bits that make or break whether a sale actually completes.

You should never feel like you’ve been left to deal with that alone.
Great agents stay in control, communicate clearly, chase progress and guide you right through to the finish line.

🚩 Red Flag: Agents who don’t pre-qualify buyers before viewings.

Not every enquiry is a serious buyer - and not every viewer is the right match for your home.
Pre-qualifying isn’t being picky… it’s being respectful of your time, their time, and the effort that goes into preparing for a viewing.

A good agent screens, manages expectations, and filters out the “just browsing” crowd so you’re only opening your door to people who could genuinely fit your home.
Because viewings should be productive - not pointless.

🚩 Red Flag: Generic, copy-and-paste property descriptions.

Buyers don’t fall in love with “UPVC windows” and “radiator to wall.” 🫠

Words should sell the lifestyle, highlight the magic, and make someone actually want to book a viewing.

A great description paints a picture. It tells a story.
It makes you feel something - not just read a list of fixtures with the same old cliche vocab 🙃

Your home deserves more than a template - so make sure your agent is really utilising the opportunity a description brings - and not just cutting corners because it’s less effort 🏡✨

🚩 Red Flag: Agents who rely on Rightmove to do all the work 🫠 something that really really winds me up? Lazy marketing.

We live on our phones. Buyers do too.
If your agent’s whole strategy is “take photos, upload, and wait for a miracle,” that’s not marketing - that’s hoping.

Your home deserves multi-channel exposure, storytelling, great content and someone who actually knows how to get attention in 2025… not someone crossing their fingers and refreshing portal stats.

If an agent can’t tell you their strategy for making sure your home gets in front of the right people (beyond the rightmove launch) choose a different agent.
