Behind every sold board is a family looking forward to their new chapter, a few sleepless nights waiting for solicitor updates, and more phone calls than most people ever realise.

Getting everyone over the finish line is where the real work happens.

A little tip if you’re thinking of moving:
Don’t choose an estate agent based on who promises the highest price. Choose the one who’ll still be answering the phone, chasing the chain and keeping things moving when the excitement wears off.

Because that’s the difference between ‘Sold STC’ and actually handing over the keys.

Not a bad way to spend a Friday… 🏇☀️

It was great to get away from the phone for a few hours and catch up with so many fellow eXp agents at Polo in the Park.

One of the things I genuinely enjoy about being part of eXp is that everyone is happy to share ideas, experiences and support each other. There’s no ego, just lots of good conversations and plenty of laughs.

It’s one of the questions I’m asked most often, and the answer is rarely as straightforward as people think.

Many homeowners base their property’s value on what they paid for it, what a neighbour sold for a few years ago, or an online estimate. Whilst these can provide a rough guide, they don’t tell the full story.

The value of your home today is influenced by a number of factors, including current buyer demand, mortgage rates, local competition, school catchments, condition, presentation, and what’s happening in the wider market.

In fact, I regularly meet homeowners who are pleasantly surprised by what their property could achieve, while others discover that making a few small improvements could significantly increase its appeal before coming to market.

Whether you’re thinking of moving this year, next year, or you’re simply curious, having an up-to-date valuation can be incredibly useful. It helps you understand your options, plan ahead, and make informed decisions when the time is right.
