Every week I see headlines telling us the property market is slowing down.

The reality? It's a little more nuanced than that.

Yes, buyer demand isn't quite where it was last year and transactions are taking longer than many people would like. There are also more homes competing for attention than we've seen for some time.

But from what I'm seeing on the ground, serious buyers are still out there. They're just more selective, better informed and less willing to overpay.

The biggest mistake a seller can make in today's market is chasing yesterday's prices. The homes that launch at the right price, with the right marketing and the right strategy, are still attracting strong interest and achieving successful sales.

It's no longer a market where simply putting a board up guarantees a queue of buyers. Estate agency matters again.
