I was out today viewing a property a speaking to other local estate agents within the Area and letting them know what type of properties I was looking for. They want to sell, and I want to buy and develop (commercial and residential property) so it's a win-win. It also helps that I've worked as a project Surveyor on Commercial and Residental properties so I have an eye for what things to look out for 👌

Working through an elemental cost plan for a development project. Cost estimating by calculating average cost by m2 or sqft can give you a general idea of the cost of construction work during your initial assessment, this can be useful to help you know whether you should proceed or not, however, when you reach concept or Development design stage, you need to use a more accurate method of costing estimating, which in this case is an Elemental cost Plan. Mortgage interest increases have meant that some homeowners and landlords have been unable to afford the new mortgage payments and have had to put their property on the market for sale, flooding the market with yet more property. When supply is higher than demand the value of "property" decreases.

We are currently in a Buyers market, there is not high a demand for property at the moment. Houses are remaining on the market for longer/ taking longer to sell, this is due to a combination of rising house prices since 2019, the cost of living crisis, and mortgage interest rate increases.
