This one came to us after two failed attempts — the wrong planning route, missed opportunities, and a client who had been trying to build a home on her own land and kept hitting walls.

We stepped in, took control, and reset the strategy from scratch.

We recently completed a full refurbishment on behalf of a client, transforming an unloved, redundant property in the Peak District into a stunning home ready for its next owner.

Our expertise was brought in to manage the full programme of works, overseeing both the costings and delivery of the project from start to finish.

The result is a property completely reimagined — blending quality finishes, modern living, and strong resale appeal in a highly desirable location.

We are already underway with the next refurbishment for this client and look forward to sharing more soon.

Q1

Although we’ve been quiet, a lot has been happening behind the scenes.

We started the year by stepping onto the stage at Phoenix Property Meet — sharing who we are, what we do, and where we’re heading.

Behind the scenes, things are moving.

Our next project is taking shape, with key details now finalised — more to come soon.
A nine-unit barn conversion scheme progressing through pre-app.
We have been delivering two high-end refurbishment projects for a client, alongside an ongoing self-build barn conversion in the Green Belt.

At the same time, we’ve been in the right rooms — building relationships with lenders, suppliers, and developers, while continuing to learn from some of the best in the industry.

Our Land & Acquisition arm has been re-envisioned, alongside refining our brand, values, and long-term mission at Kingsmen.

The pipeline is building.
The direction is clear.

This is just the start. Distinctly Kingsmen.

We're beyond excited to announce our newest project, The Royals.

We’ll be bringing these beautiful, derelict farm buildings back to life, transforming them into a stunning collection of countryside homes surrounded by open views and rich character.

This marks the first development within The Windsor Collection by Kingsmen — our exclusive range of bespoke homes that showcase elevated design, timeless materials, and the utmost attention to detail, set in distinctive and sought-after locations.

S A D D L E R S U P D A T E

Plastering is nearly finished and decorating is underway, with skirting boards, architraves and frames being fitted ready for doors.

Flooring and bathroom tiling will be commencing soon — a big step forward in getting these homes ready for their new owners.

Utilities are progressing well with electrics now fully complete, and once gas and water connections are in place, we’ll be moving on to the landscaping.

Hoarding is now up around the site, and we’re pleased to share that viewings for investors and homeowners will be starting shortly.

Saddlers Update

Things are heating up… literally! 🔥🦶

Our ground floors are now cosy-ready with underfloor heating installed and a fresh screed poured.

Plastering is powering ahead in every room, with decorating starting soon, and landscaping about to take shape outside. 🌿✨

We’ll be going live with Connells very soon… watch this space!

Saddlers update - 1st fix M&E and plastering commenced.

- [ ] We have had first fix electrics completed now on both plots.
- [ ] Mechanical also commenced and needing completion.
- [ ] Ceilings insulated, boarded.
- [ ] Internal walls sound insulation and boarding well underway.
- [ ] External walls dab and board also underway.
- [ ] Certain rooms also have been skimmed ready for 2nd fix joinery very soon…

The project is going very well with some big updates coming up on internals and external works.

We will also be updating our forecast to completion costs against budget - some ups and some downs….

Saddlers – Super Structure Update

Strong progress continues onsite with the full roof covering now installed across both plots — a key milestone that sees us watertight and ready for external finishes and render to commence shortly.

Ground and first floor windows are now in, giving the homes real shape and presence, and allowing us to fully secure the structures.

Inside, all stud work on the ground and first floors is now complete, laying the groundwork for the next stages

Huge thanks to our local supply chain partners and trades for keeping progress moving ahead of programme.

It’s always great to take a moment and look back at how far this site has come in a few months -from site set up and setting out through to excavations and on to roof trusses, windows in, and structure secured — all made possible by our brilliant local supply chain and trades team.

What will you see in our next update ? Roof covering complete, ground and first floor internal stud work is done ready for first fix M&E, windows are going in and the stairs are being installed — really bringing these homes to life inside and out, ready for finishing trades soon internally whilst we progress with all externals now the scaffold has been dropped.

Marketing will be kicking off soon with local estate agents Connells, and we’re excited to showcase these two new 3 bedroom family homes in more detail to prospective investors and home buyers.
