New standards of electrical safety came into force on 01/06/2020 and will begin to make an impact from today🔌

Regulations apply to new tenancies from 01/07/2020 and to existing tenancies from 01/04/2021.

3 in 4 landlords already have a qualified person perform an inspection of the electrical installation in their properties even though previously this hasn’t been a legal requirement to do so.

📈Reminder that as of April 1st this year all rental properties were made to comply to a minimum energy efficiency level of band E.
Landlords looking to ready themselves following the housing market reopening last week cannot rent out a property without it complying to these standards.🏠
Failure to do so will make it unlawful to let the property. This will result in fines and prevent the ability to provide tenants with a section 21. 📃

Mental Health Awareness Week is a great campaign to remind us that we are not alone on our bad days and that taking care of your mental health is so important!

Below we have shared 3 things that have helped us most during isolation🧠

Millie
- 👩🏼‍🤝‍👩🏽Staying connected with loved ones on FaceTime and Zoom etc
- 🏃🏼‍♀️Incorporating exercise into my routine, to get my blood pumping
- 📚Reading, it helps to clear my mind and get creative!

-EXERCISE 🏋🏼‍♀️. Exercising in the morning helps set my mood for the day.
-ROUTINE 🔄. Setting a routine has allowed me to stay busy and prevent my mind from wandering

Check out the below 3 factors you need to look out for!

👍🏻Permission - You need written permission from the landlord in order to sublet their property.

❓Eligible - Ensure the property owners agreements with the mortgage lenders and insurers allow subletting.

🖋Contracts - It’s important you are using the correct contract between you and the landlord! For example an AST contract when subletting isn’t legal.
