Free landlord action pack listing everything you need in order to be ready for the 1st May.

With the Renters Rights Act coming into effect on 1st May 2026, we wanted to make sure that every single one of our landlords was informed, prepared and confident about what the changes mean for them and their properties.

First fix is nearly complete. This project consists of 3 fully self contained double rooms and a 1 bedroom flat.

The developer has asked for us to follow and monitor the progress through to completion, find great tenants and maintain full management. 😃✅

Maintaining a smooth transition at the end of a tenancy can seem like daunting event for both Landlord and Tenant.
The Deposit Protection Service which we use to protect all our deposits has given 4 pillars to go by which can ensure the process is kept as seamless as possible.

1. Advise
Sharing clear helpful information with your tenants can help avoid issues and minimise the impact of problems that arise.

- Highlight key terms and obligations in their contract so their responsibilities for maintaining the property throughout the tenancy are clear.

- Advise them to get in touch ASAP in the event of any problems and make sure they know who to contact and how.

- Make sure you give them the Prescribed Information, and provide them with a copy of the inventory that you agreed with them at the check-in.

- Give them a copy of our guide for tenants to help pre-empt any questions they may have about their tenancy deposit.

2. Record
Keeping detailed records of the tenancy gives you and your tenants the evidence to help you agree on how the deposit should be repaid at the end of the tenancy.

- Complete the check-in report and inventory in the company of the tenant if possible. Together you can note the condition of all furnishings, fixtures, décor and the property itself. Be consistent and descriptive when recording each room and the condition and age of contents, and be sure to mention if an item is brand new. Take date stamped photos and video.

- Mid-term inspections are an opportunity to check the current state of the property, both against the inventory and for repairs due to natural wear and tear. If you identify any changes, make sure you record them.

- Unexpected event such as damage to the property or a broken item? Keep a record of any communication, including emails, texts and letters. Share a written or email summary of the situation and resolution with the tenant, and keep copies of all related bills, invoices and other documents.

3. Collaborate
Landlords and tenants working together are more likely to have a harmonious relationship, which can ease into a smooth end to the tenancy when the time comes.

- Invite tenants to the check-in and check-out to discuss and agree on any discrepancies.

- Discuss repairs or improvements with your tenants at the mid-tenancy review and ask if there are any issues. They live in the property day-to-day and can help ensure your property is well maintained, and your investment is protected.

- When living in a property, normal wear and tear is expected. Work together at the end of the tenancy to determine what is reasonable and acceptable to all for any claims.

- If you have a change of one or more tenants during the tenancy, review and update the original check-in report with the tenants. Those staying in the property and tenants transferring in won’t want to be responsible for any claims arising from the outgoing tenants actions.

4. Hear
All the best relationships are based on great communication, just ask any marriage guidance counsellor. But communication isn’t just talking, it requires listening skills too.

- Listen to any concerns your tenant raises, hearing what they have to say, and acknowledging their point of view. Dialogue requires two people talking and listening, and you may hear something that’s to your benefit.

- Answer any concerns in a reasoned and fair way that shows you’ve listened to what they’ve told you, even if you disagree with their position. A reasoned response is more likely to be accepted than casual dismissal.

This apartment has been a little challenging to LET especially being this close to Christmas.

There is so much choice and competition in the apartment sector throughout Birmingham City Centre. New developments are being thrown up left & right.

I have held 3 separate block viewings on this property over the last week and numerous back and forth with tyre kickers, I’m now pleased to say we have now had a holding deposit placed with the applicant now undergoing financial referencing. My aim is to have them vetted & settled in before the New Year.

“Robin, can you find me a good Tenant?” ....... Not with the property in this state Mr Landlord.

Yesterday I was asked whether we would fully manage this property.

In the current state I must decline. I created an extensive list of things for the landlord to address before we even consider marketing this product.

Many people would be happy to LET a property like this and expect great tenants to waltz in and pay premium rents. Get Real!!

10 tips I’d like to give on creating a long-lasting great product which will in turn attract you great tenants. And yes, it does involve putting your hand in your pocket, but relatively inexpensive in the grand scheme of things and when taking into consideration the return on higher rent.

1. Address any issues of damp: This is the first thing people will notice or most likely smell and can also affect your tenant’s health!
2. Repaint the property at the end of a tenancy: Maintain a uniform colour throughout including the banisters. This not only makes the property feel fresh but also keeps it maintained. Banisters tend to start looking grubby when not glossed correctly, they are one of the most touched surfaces within the property. Ps: Don’t paint over the light switches and plug sockets.
3. Address leaking taps and pipes: Especially under sinks and bathtubs, if not addressed it will cause long term damage.
4. Re-silicone shower trays/sinks/Baths: Using certain types of bleaches and chemicals when cleaning slowly starts to erode certain types of silicone and can lead to water seeping into unwanted areas. It also keeps it looking fresh and clean.
5. Clean out extractor fans and replace any carbon filters: Filters in extraction units often get very clogged causing it to either break or not work efficiently.
6. Ensure door handles are secure and not wobbly due to loosened screws.
7. Ensure the property has FIRE alarms and Carbon Monoxide detectors: This is a legal requirement as a landlord, it keeps your tenants safe!
8. Replace all blown bulbs before conducting viewings and before new tenancies: no one likes a dark house when viewing!
9. Ensure the garden is kept maintained.
10. Before conducting viewings have the property thoroughly deep cleaned including oven and microwaves: Think of how you as a landlord would like to see a property that you potentially will move into!

These tips might seem basic but will vastly improve the longevity of your asset thus improving the return.

How you maintain your product always reflects the attitude of the owner or current managing agent to some degree. Property is like a vintage car keep it well maintained and it will last forever increasing in value. Leave it to fall to ruin and it will end up costing you money rather than making it.

48 new builds:
I took a snoop this morning at a development site that has just been completed in King's Heath just off Kings Rd.

Turns out that this site was completed by Midland Heart as part of their pledge to provide 3,500 new homes across the Midlands over the next 5 years.

A portion have been sold off plan to private owners, some sold under shared ownership and the rest will be offered under a rent to own scheme.
Managed to have a chat with a contractor who was just finishing off some last-minute snagging...residents will be moving in next week.
