Buy-to-Let in the UK: Is It Still Worth It in 2026?

With rising interest rates and tighter margins, more investors are starting to question whether BTL still works.

The short answer? Yes — but only if you buy right.

What’s changed:
– Higher borrowing costs

Reviewing potential deals this week—and as usual, most of them don’t stack up.

It’s easy to get caught up in the excitement of “finding a deal,” but when you actually break things down properly—purchase price, refurb costs, finance, end values, and rental demand—the reality is very different. A lot of opportunities look good on the surface, but fall apart under proper scrutiny.

That’s where discipline comes in.

Saying no is just as important as saying yes. Not every deal is a good deal, and forcing one to work usually leads to problems later on.

Staying patient, sticking to your criteria, and waiting for the right opportunity is what protects your downside—and ultimately builds long-term success.

One of our first projects—Bournville, Goole (BRRR).

This was one of our earlier refurb projects and a great example of how simple, focused improvements can create real value.

The property needed some attention, so we focused on upgrading the kitchen and bathroom to improve overall appeal, while also installing damp proofing downstairs to resolve underlying issues and protect the asset long term.

Nothing overly complicated—just the right work in the right areas. The result was a property that was not only more attractive to tenants, but also more secure from a structural and maintenance point of view—helping to increase both value and rental demand.

A good reminder that strong deals aren’t always about big transformations—it’s often about getting the fundamentals right.

What actually makes a good property deal?

It’s not just about buying “cheap” or jumping at every opportunity. The strongest deals come down to three things: location, numbers, and value-add potential.

Location is key. You can improve a property, but you can’t change where it is. Look for strong demand, good transport, and long-term growth.

The numbers must stack. Focus on cash flow, costs, and realistic projections—not best-case scenarios.

Value-add creates upside. The best deals often need improvement—refurbishment, better use of space, or increasing rent.
