Thinking of moving to Birmingham but worried you won’t understand the locals?

Don’t worry bab, this week’s Birmingham Brief has you covered with a very (VERY!) unofficial guide to speaking Brummie.

First up, there’s “Brum,” which is simply the local way of talking about Birmingham, so if someone says they’re heading into Brum, you’ll know exactly where they mean.

Then there’s “Alright bab?” which is a proper local classic and a friendly way of saying hello, so there is definitely no need to panic if you hear it.

Now this one is important, because “it’s bossed” and “it’s bostin” might sound similar, but they mean two very different things.

If something is bossed, it’s broken, but if something is bostin, it’s brilliant, which is definitely worth knowing before you start complimenting someone’s car.

Finally, and fittingly...there’s “tara-a-bit,” which might sound like someone is telling you to wait, but it is actually a Brummie way of saying goodbye.

So if you’re thinking of moving to Birmingham, don’t worry, because you’ll be speaking Brummie in no time.

Thinking about increasing the rent? The highest figure isn't always the strongest decision.

Before making a recommendation, there are 5 things worth looking at properly:

• What are genuinely comparable homes achieving?
• How strong is tenant demand right now?
• Does the condition of the property support the figure?
• How quickly are similar properties actually letting?
• Is this the right point in the tenancy to review it?

A good rent review should give a landlord the evidence behind the recommendation, rather than simply pulling a higher number from the market and hoping it sticks.

Sometimes the evidence supports an increase, while at other times protecting a strong tenancy or addressing the property first may make more sense.

If your inspection report only tells you that everything “looks fine”, it probably isn’t telling you enough.

A useful inspection should give you a proper picture of how the property is being looked after and whether anything has changed since the last visit.

That means:

1) Clear notes on condition
2) Photos where they add context
3) Any maintenance concerns that need watching
4) How the tenant is caring for the property
5) Anything relevant from a compliance point of view

Most importantly, it should tell you what happens next. If something needs repairing, monitoring or following up with the tenant, that action should be clear rather than disappearing into a report nobody looks at again.

An inspection is much more useful when it helps you make decisions, not simply proves that somebody visited the property.
