Why we stopped taking on R2SA units?

We've been very quiete on here recently and that's partly because we haven't taken on a new unit in a long time! and we want to explain...…..

1. Quality over quantity; Over the last couple of months we have really been focusing on quality over quantity. We want to ensure that the accommodations we are providing our guests are as best as we can provide and really focus on our guest experience. We have never been interested in having and X number of units and instead our real goal is to have units that people will want to come back to time and time again and that has meant working on what we have and honing in our systems, maintenance, staff and guest experience.

2. The market; We've noticed that the market in our location has increasingly become very saturated and everything looks the same (👀👀 ). For the customer the only difference between 2 properties is the price and hat leads to a pricing battle where the lowest price wins and we do not want to be part of that battle. We want to focus on pricing strategies that allow us to charge a premium for more nights.

3 years ago we launched our first ever Serviced Accomodation Deals! 🤯🤯

It was 4 apartments we secured shortly after setting up Topmeadows and we have learnt a lot! Since then! Here's 3 things we've learnt......

1. Research research research!!.... we were very eager to take on a deal when we started and we didn't do enough research. We didn't research the area the property was in, what the market was like, how much furnishings will cost, cleaners etc. We didn't do any of these and that cost us in the long run. This deal was not in the best area and we had a lot of issues with neighbours, parties even drug usage! Always make sure you research the area you are investing in particularly for Serviced Accommodation and understand what type of clients you'd be attracting. Make sure you have a good understanding of how much things cost in the area so you can better manage your cash flow. No deal is better than a bad deal

2. Cheaper isn't always better.... When we started because we didn't budget for things like furnishings, cctv etc we just went with the cheap option and eventually we had to spend more money replacing the cheap stuff! Know where you spend your money and where you can cut costs, for us things such as Mattresses and Sofas are non negotiable and worth the extra ££ as that directly impacts your guest experience.

3. Don't take every booking.... in the beginning any booking was a good booking for us as it meant we'd have money in the bank to pay for what we needed to pay for. We learnt the hard way that you shouldn't take every booking and you should vet your guests thoroughly. We had a lot of parties, drug use, people using our Units as a 'trap house' every under the sun because we were too eager to get bookings. Take your time, vet your guests and if you have a gut feeling something doesn't feel right then don't take the booking.

💥Project Alma💥

This is our newest R2SA unit! We have been busy setting up this 4 bedroom unit over the last 2 weeks and we are finally complete and ready to take on bookings! We tried something new with this unit by adding a hot tub! This will be a challenge in itself but we are ready for it and this added amenity will definitely drive up the nightly rate!

This was a direct to vendor find from Facebook marketplace and it needed a bit of touch ups when we took it on but what how do you think we did?

💥Project Summer💥

Here's our Newest Serviced Accommodation Unit. This unit is a higher end 3 bedroom 2 bathroom penthouse Apartment with a huge! stunning private terrace with views overlooking the city from every room!

We took on this units about 2 months ago and it has pretty much been fully booked all summer! We have been setting up this unit in between guests and it's almost there but here are some pictures!

DIY Canvas wall art!

We wanted to create a custom wall art piece for our latest unit and we(heathcliff) did just that! We made the frame using pieces of wood from and wood glue from gorilla glue. The canvas itself is actually dust sheets which we cut to size ! Also from b and q.

Heathcliff did all this and it fits perfectly into to our newest serviced accommodation unit! What do you think of it?? Let us know your thoughts on the art 👇🏾👇🏾👇🏾

So Topmeadows is 2 years old today......

Where has the time gone! We can't believe our little company is 2 years old already! 😲😲 We have learnt so much these last 2 years and this is one of the best decisions we have ever made! We just want to say a massive thank you to everyone that has been apart of our journey so far. To everyone who shares, likes and supports everything we do we see you 👀👀🎉🎉 we are still learning everyday and we can't wait for what's to come for Topmeadows 👀stay tuned!!!

Another one......

Another new rent to serviced accommodation unit! 🎉🎉

This is a 3 bedroom 2 bathroom house in the Birmingham's Jewellery Quarter, we secured this unit about a month ago and it's been smashing it for us so far! We fell in love with this grade 2 listed historic building on the viewing with the landlord and we managed to secure it. It's been running at around 95% Occupancy for us so far and fingers crossed that continues for us! 🙌And of course who doesn't love the bath! 👀👀( I think that might be our thing now, a Topmeadows bath 🤔in every unit).
