🇬🇧【£2.65億倫敦豪宅，印花稅竟相差£1,850萬？｜認識英國「六個住宅規則」】

最近英國一宗超級豪宅交易再次引起市場關注。

英國地產富豪 Nick Candy 今年將位於倫敦 Chelsea 的豪宅 Providence House，以約 £265 million 出售。

如果按照一般住宅物業方式計算，買家原本可能需要支付約：

💷 £31.8 million Stamp Duty Land Tax（SDLT）

但據相關報道，今次交易並非只購入一間豪宅，而是連同另外 5 個住宅單位一併交易。

亦因為總數達到 6 個住宅單位，交易有機會適用英國 SDLT 一條較少人留意的規則：

👉 Six-Dwellings Rule

按照現行規則，如果同一宗交易購入 6 個或以上住宅單位，在符合相關條件下，整宗交易可以按 non-residential property rates（非住宅物業稅率）計算 SDLT。

而非住宅物業 SDLT 的最高邊際稅率目前為 5%。

據報道估算，今次交易涉及的 SDLT 約為：

💷 £13 million

即比一般住宅方式計算：

💰 少約 £18.5 million

這亦解釋了為甚麼這宗交易引起英國政界及稅務界討論，亦有國會議員要求政府重新審視相關 SDLT 規則。

不過值得留意：

「買 6 個單位」並不代表任何情況下都一定可以節省印花稅。

實際稅務處理仍要視乎物業用途、交易是否屬於同一宗或 linked transactions、合約安排及其他相關條件。

今次案例亦帶出一個值得投資者留意的重點：

🏡 大額物業投資，除了物業價格本身，交易結構及稅務安排，同樣可以大幅影響整體成本。

如涉及大額或多個物業交易，應在交易前向專業稅務及法律顧問了解清楚。

🏡【英國樓市開始回暖？｜Rightmove：9月平均叫價升0.7%】

踏入秋季，英國樓市開始出現一些變化。

Rightmove 最新 September 2026 House Price Index 顯示，新放售住宅平均叫價按月上升 0.7%，增加約 £2,441，至 £367,440，是今年5月以來首次錄得月度升幅，亦高於過去10年9月份平均約0.5%的升幅。

不過，這又是否代表樓市已正式反彈？

未必可以這麼快下結論。

目前平均叫價仍比去年同期低 0.8%，而市場放盤量更是 12年來同期最高；買家查詢量亦比去年同期少9%。換句話說，買家仍有不少選擇，賣家之間競爭亦較大。

📍不同地區表現亦有明顯差異：

West Midlands
平均叫價 £298,100
按年 +1.5%

London
平均叫價 £657,775
按月 +1.8%
按年仍 -2.6%

另一個值得留意的數字是：今年成功售出的住宅中，74%最初定價已經合適，毋須其後減價。

這亦反映目前市場一個重點：

👉 不是沒有買家，而是價格要貼近市場。

對業主而言，定價過高可能令物業留在市場更久；對買家而言，現時供應較多，亦有更多空間比較不同地區、物業及價格。

所以今個秋季樓市，可以理解為：交投有回暖跡象，但買家仍然有較大選擇權。

如果你正在考慮英國 買樓、賣樓、放租或搵樓，不同城市甚至不同屋苑的情況都可以差很遠，最好先了解當區最新市場。
