The room was full, but more importantly the conversations were quality.

Yesterday was a networking day hosted by my good friend

His networking day is attracting great presenters and this week it was turn to present on commercial property

Really got me thinking about being open to the benefits of investing in commercial property as everything I have is resi.

“Maximum returns minimum time”

This part certainly stood out for me.

Sone great examples of recent deals they have done and how increasing leases can force the appreciation. As someone who usually has to do this through back to brick refurbs this sounds appealing.

Turned a rundown building in Solihull operating as 5 flats but only had planning for 3 in to 3 flats each operating as a hmo with 4 tenants in each flat so 12 total units

Full back to brick refurb

All in figures with purchase and refurb
ÂŁ850k

Refinance amount ÂŁ787,500
venture partnered received rent whilst waiting for refinance and has left roughly ÂŁ40k in the deal

Nets around ÂŁ5k profit per month

Lots of positives to this deal which would be hard to replicate

Solihull isn’t article 4, we couldn’t have done this in Birmingham
Solihull has a lack of stock of this size at a price that would work

Would take deals like this all day
