Important Information for Buy-to-Let investor! ! !

Birmingham Council recently announced that all private Buy-To-Let landlords will be required to apply for Selective Licensing, the coverage include area from Birmingham city center B1 to surrounding areas (except for the white area in the picture). The plan will come into effect on June 5 and must be completed before September 4. Birmingham Council will start accepting applications on May 22. The application fee is £700. Most of the licenses are valid for 5 years. The following is what needs to be submitted document:

Name, contact, ownership and other relevant information
Detailed floorplan
Valid EICR Certificate
Valid Gas Certificate (If applicable)

UK rental process

According to research data, about 20% of houses in the UK are for Buy-To-Let purposes, and this figure does not include owners and tenants in the name of companies. With the population flow, the rental market in the UK is booming. Some of the big cities are even more difficult to find property to rent. Recently, Eight8Property has conducted some internal statistics. Our company’s rental properties can be rented out in an average of 3 days. One offer will be received in every 2 viewings. Some popular developments even have waiting lists.

Today Eight8 UK property agents will introduce the UK rental process in detail:

1. Filter 2-3 favourite areas and properties to narrow down the scope
• Area selection is based on school network/transportation/living facilities
2. To make an appointment for viewing, sometimes calling us could speed up the process.
• Large-scale properties agencies often like to stick with internal processes and waiting times for viewings could be longer than small and medium-sized agencies, as most are relatively flexible in all aspects.
3. If you like the property after viewing, you can immediately make an offer and provide relevant information, and pay a one-week holding deposit
• Documents include: Passport, Visa, proof of funds
• Meanwhile, requests can be made: such as check-in date/ cleaning/additional furniture/electrical appliances/maintenance, etc.
4. After receiving the information, the agent will contact the landlord and confirm the offer
5. Once the Offer is confirmed, Referening will be carried out
• Reference Check includes: Right to Rent (for example, BNO Visa needs to provide Share code), income check, landlord check, background/credit check
6. When the above has been completed/passed, the agent will arrange to sign the AST and require the tenant to pay an additional 4 weeks deposit (The Landlord/agent can only hold a maximum of 5 weeks deposit) and one month's rent in advance
7. Keys collection and Inventory Report will be arranged on the day of starting the lease (most agents will require ID documents), together with other necessary documents such as How to Rent Guide, EPC Certificate, EICR, Gas Certificate, etc. will be provided
• If the tenant disagrees with the inventory report, they can submit it within two weeks after moving in

Introduction to Birmingham City Centre

Birmingham is one of the most mobile cities and has the youngest population across the UK, most people will choose to settle near the city centre.
Eight8Property will present a quick introduction on a few areas in the City Centre.

Birmingham city centre can divided in 4 zones (East, South, West, North). Bullring is one of the largest shopping centres in the UK and situated in the heart of Birmingham City Centre. In recent years, Birmingham has been heavily developed, and is expanding rapidly.

East: Digbeth(B12) is the key focus area in the city centre. There has been a huge amount of new development nearby. It takes less than 10 minutes to walk to the Bullring and Birmingham Coach Station is located in the centre of Digbeth. The current new housing prices are slightly below other areas of the city. One of the new projects, DigbethOne2, is priced from £200,000(1 Bed).
The currently-under-construction High Speed trainline (HS2) is within 10 minutes walk, meaning that Digbeth is one of the most connected areas in the whole country.

South: (B5) is near to the Gay Village and Chinese Quarter. You will be able to find anything you need here. Large-scale developments such as the Smithfield project will be just across the road. A few completed projects eg Timberyard and Priory House are priced from £220,000 (1 Bed).

West: (B1-B3) is the commercial/financial area where you will see a range of big names, including Goldman Sachs, HSBC, PwC, Barclays, Big4 Accountant firms etc. The surrounding area is perfect for living with most residential near the canals. Areas such as Jewellery Quarter have a lot of historical building conversion development, which keeps the best part of British history. Development such as The Bank, Heaton House are priced from £230,000 (1 Bed).

North (B4) is between the 2 universities in Birmingham (Aston University & Birmingham City University). It is also next to the new HS2 station. Bekerley Group will build their flagship development, Glasswater Locks, and target to complete the first phase in 2025. The first phase (3 blocks) was sold out in just a few days. The second phase will be launched in the middle of 2023, and the expected price will be £270,000 (1 bed).
